  • I wish it was the solicitor.

    I have only been in constant communication with an admin assistant. I haven't had a single conversation with the solicitor/conveyancer. For a grand total fee of £1,500 at some point.

    The house is currently empty with no chain. I can't even imagine individuals with a chain property purchase.
    That sounds really frustrating. We purposely went for a local firm we know and like (no portals), as they've done Wills for us before. Thought we knew them. The first conveyancer we worked with was great once I got to know her (frosty to start with). We've just been handed over to a Sol behaving as you describe though. Intermittent response to emails and now fobbing us off on phone (first time I tried with this conveyancer, so not hounding her). Yesterday, I was told by receptionist she was on a call and to leave a voice mail. Instead of calling me back she partially answered my last email (nearly 2 weeks after I sent it). I really need to speak to her about implications of chain problems, so am not impressed. As you say, we're paying a great deal for this. You'd think they were doing us a favour! Sigh...

    we have loaded our cars and the removals are coming at half 9. No exchange yesterday as middle solicitor leaves at 4 so though we got sorted top couldn’t confirm but been told it’ll be quicker today!! As they have to be 🤞🏻🤞🏻🤞🏻 Thank you all for your well wishes!! The support has been incredible!! I’ll be back on later, hopefully in our new home!

    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor

    Hey all,

    Back to have a moan!

    Meant to exchange few weeks ago.

    But buyers were still waiting 9 weeks on for official acceptance of mortgage offer and then vendors had to get a copy of their building sign off!! As they hadn't bothered to do that at any point previously 🙄

    Then were trying to exchange monday but buyer decided to change where their deposit was from!

    Tried again Tuesday, vendor hadn't sent all ID in!!

    Queue today - when our removals firm said they'd had to let our next week date go as someone else had booked it now.

    Aarghhhh!!!!

    Now trying to sort completion for 1 day later when removals have availability. But buyers solicitors saying they can't hold funds for 1 extra day.

    I give up!!!

    We were originally pushing for 3 weeks ago.

    Neither our buyer or vendor seems fussed and hasn't pushed anything in this process or been proactive. 

    And, breathe!

    I'm determined today to have a chase-free day... give them a bit of breathing room!
  • Me and my daughter have stopped chasing at now it’s too stressful. She’s buying a Shared ownership new build. Deposit to hold the property paid May, all searches all documents she has to do done, mortgage and deposit ready and the house has been handed over to the housing association. Should hv been easy you would think but into that mix we have a solicitor supposed to be an expert in shared ownership and a developer how has not completed the paperwork transfer and you get to where we are now. We have lost all enthusiasm for it now and there is no end in sight and lm surrounded by boxes. It’s too stressful and l think the lack of communication for a service your paying for is a major contribution to this stress. Be Christmas at this rate.

  • Allegedly my 1 outstanding enquiry is the final one in the chain and everybody is in a position to discuss dates once that's settled. My seller's EA told me that the seller has given answers for the enquiry to the solicitor's secretary but the solicitor himself is away this week so it won't be dealt with by anybody until next week.

    So close but feels like new obstacles are put up every day. The thought that I could end next week with exchange and completion dates feels like tempting fate
