Have chased with our solicitor, but he hasn't received anything, so I'm now trying to decide when I should try chasing through the estate agents. So frustrating, because I know the rest of the chain wants to complete before the stamp duty holiday ends and that becomes less and less likely as this delay goes on. Because we can't afford an overlap of rent and mortgage, we need to exchange in Aug to be able to complete in Sep and the longer this gets held up, the less likely that is to happen :(
    Oh no, I would chase the EA see what’s going on, I got everything crossed for u, the hours are going by now so can see me not hearing anything now till tomorrow 😭 
    I'm gonna give them until lunchtime tomorrow and then start chasing with the EA - the seller's solicitor has already been a bit funny about the EA getting involved about this particular thing, so don't want to cause problems.

    There's still a bit of time left in the day! Fingers crossed you'll hear something by close of business!

    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor

    Another week begins with me emailing my solicitor hoping to get an update on where we are up to. Does anyone else seem to have issues getting a response through emails? My MA has been amazing with responding and I haven't had the same experience so far with the solicitors. I don't know how some of you do this for so long, I'm only a few weeks in and it feels like the wait will never end.

    Regarding search turnaround times - are people finding that the estimated time for their searches is accurate on the Searchflow website? Or are they being quicker? Slower? Mine is saying 40 working days and despite paying for them to start over a week ago I have no idea if they have been! I want to give our notice in for rent at the beginning of October but not sure if that is overly optimistic. Gah how do people focus on anything else when buying a house!

    I think you’ve nailed it saying it’s the uncertainty! I’m fine if I have a plan and the stages but house buying/selling doesn’t seem to follow in an orderly fashion 😠 

    I’m off work this week and my plan is to start packing non essentials tomorrow, my mum is even coming round to help. I’m hoping that will help me focus my energies on something in my control as we only have 3 weeks until the move date everyone in the chain agreed to….. just as everything seems to be falling apart with solicitors ignoring each other and my buyers buyer looking like they will pull out 😥 I can’t do anything about these things so I’m going to carry on as if everything’s ok and hope for the best 😜 x

    Fingers crossed it's just a wobble and things can still go ahead as planned for you - but yes, it's really the uncertainty that makes the process so difficult. I'm a planner at heart, and not being able to do that with any real certainty makes it so hard to focus on anything else - my brain keeps going through the different possibilities!

  • Sending everyone lots of luck this week - after lots of waiting and refreshing emails last week, our solicitor should be passing on a desired completion date today. I keep telling people "we should have the completion date today" and yet still nothing! Will feel better once we have a date to work towards (and more motivated to pack lol)

    we are ploughing forward just means we have to put more money than we wanted to in
    this is seriously the most stressful thing I’ve even done in my life!
  • Feeling gutted and angry this evening.

    We've had this Wednesday (18th) agreed for exchange and completion for the last 2 weeks. Every party has agreed it. There are 4 of us in the chain and the 18th has been agreed multiple times. All searches, enquiries, mortgages, paperwork all finalised. We're pretty much packed and ready to go.

    And then today - less than 2 days before we're supposed to move - we're told that Wednesday is no longer achievable... because... the Solicitor at the top of the chain has been on holiday for the last 2 weeks and didn't hand the case over???? They're apparently back in the office tomorrow, and I'm hoping that the whole chain will be applying a lot of pressure to get this over the line immediately.

    It seems that nobody knew about this - the 2 people above us in the chain had been chasing for updates and apparently just as surprised as us about this update.

    I'm gutted at missing the date we've been working towards.

    I'm angry that we only found out about this *today*.

    I'm anxious because we really need to complete within the next week.

    And I'm just floored. We've put so much into achieving this date - emotionally and physically - I think we've been running on excitement/adrenaline. And now that fuel has been taken away I feel so done. Hoping I wake up feeling more optimistic tomorrow.

    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house

    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange

    Oh gosh, I would be so angry now, especially if it was agreed at the outset. Hope you get it sorted 😢 x
  • I can't even guess the strength that is required with a number of individuals in a chain. I hope it goes all well for those whom have had to delay.

    I finally signed my mortgage deed today. Awaiting the final local search to come back, before enquiries go out back to the sellers solicitor.

    Anyone figure how long this will take? Feels like forever. I guess I am lucky as the house is currently empty.
