  • Finally had documents for our purchase through yesterday after waiting for an age for the search results. We have send out the signed stuff today :smile:

    Yep 👍 tomorrow is a new day and hopefully a much more positive one too! Just had an email to say the vendors solicitor is on holiday and that’s why there is no progress so the EA is going to push the team to pick up the outstanding enquiries in their absence (solicitors are part of the same Group as the EA) - so maybe a small glimmer of hope 🤞. So excited for you now probate has come through, the end should definitely be in sight now 😀 x
    At least u now know why it’s been quiet, sounds promising for u 🤞🤞 I can’t believe probate have been granted lol just be glad when it’s in the hands of sellers solicitor then hopefully can move forward, I just want some sort of date so I know when to start packing etc as I don’t want to start now incase something goes wrong

    Vendors's EA gave me an update. All of our searches are back, just waiting on our enquiries to be answered. EA has said they'll chase and has said vendor is very flexible on exchange & completion. Hopefully get a date soon.

    7/7 - Application for mortage
    8/7 - Searches ordered
    21/7 - Mortage Offer issued
    30/7 - Contract pack received. Enquiries raised.
    9/8 - Mortgage Deed signed and witnessed.
    11/8 - Searches returned.
    12/8 - Survey completed. Nothing major. 
    23/8 - Home buyers report received.
    6/9 - Enquiries response received.
    15/9 - LISA deposit paid to solicitors
    5/10 - Contract signed

    27/10- Seller pulled out at exchange
    15/11- Exchanged

    Fighting to try and get an exchange date now… ASAP otherwise we will be paying 2 mo the extra on rent. We have a completion date and they said we would exchange this week but we haven’t been notified as to when and no one seems to know! 🤦🏼‍♀️

    Our EA has been a god send in chasing enquiries responses (same can’t be said for our vendors EA). You’re really lucky with your vendor and sounds promising for getting a date which really works for you 🤞x
  • Hello everyone.

    I have been off for a week as Im not well, But my progress is we have paid the deposit, signed a few more bits and now are waiting on the completion date so I can organise my removals.

    Im surrounded by boxes in various states and a pile of bin bags as I am clearing out as much as I can before I move. Because when we move I have to clear the house I will be moving into  :| Now just to organise my Husband accomodation and move in.
    Sounds like it won’t be long if deposits have been paid to solicitors. Feeling slightly jealous 😛 x
    Im hoping that they move themselves now, I am itching to get in and get it ripped out.

    The house is vacant and has been for a while I think so there is no chain.

    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
