  • Silly question, I only signed it yesterday and can't remember, and have done this a few times but still can't remember! Who signs the transfer deed first? (I signed one but can't remember if it was for my sale or purchase)
    Nearly there. Sellers have one thing left to glean. My buyer is......well.....hopefully will get there soon. The top of the chain want 4 weeks notice but if we don't make the end of September, that's another £2500 SDLT (on top of everything else).

    4 weeks is a huge amount of time but especially at the moment with COVID- try pushing back through your solicitor that you don’t want more than X time but you are willing to compromise (start low on the timescale and then you will have some wiggle room.)

    i completely agree about stamp duty, I can’t understand anyone not wanting to try and make the deadline as surely the money is better in their own pockets 🤯 x

    We need 2 weeks to a month between exchange and completion depending on when in the month we exchange because of notice periods. No idea why the tip of the chain would need that long though!

    Agreed on the Stamp Duty - doesn't impact us as FTB but the rest of our chain is keen to get on under the wire. But for some reason our sellers have delayed getting work done that we were told was booked in for July when we put in our offer until we confirm we're happy with a new quote. Doesn't help that their solicitor didn't actually attach the quote and has now gone radio silent! Just such a pointless delay, which will potentially leave them 2500 out of pocket.
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed

    We need 2 weeks to a month between exchange and completion depending on when in the month we exchange because of notice periods.
    You don't need it, you'd just like it.
    You have obviously already budgeted for a couple of months of overlap if necessary, yes?

    We have signed both TR1s recently and we've not seen anyone else's signature on either so I was under the impression it's one a first come first served? Haha

    I thought @goodwithsaving meant the order of the signatures on the documents, ours weren’t signed either. On the TR1 the seller is always first signature (in order of the boxes) not necessarily the order of who signs what when. My mistake if that’s not what was meant by the question 😬 x

     My sellers solicitors are awaiting a copy of the transfer deed from my solicitors, but I couldn't remember if I'd signed it. I signed one, but can't remember which, nor if there was already a signature on there! I was trying to figure out what is next.
    My buyer had the matter of "concern" inspected and, surprise surprise, it is fine. Much like everything else the surveyor slated but is completely fine. I think he was struggling to find things so made up rubbish. The problem is, my buyer keeps getting trades to come and inspect, and they get annoyed with me because it's a waste of their time, and everything in my property is fine. I responded today with that, and my solicitor is asking when we can exchange. My sellers have just one query outstanding, but have signed their purchase too. 
    I'm still sick with worry @Monsternextdoor, my mind is occupied all day and I am still suffering the physical effects of stress. I was hoping we could exhange this week, but guessing it won't be for another 1 or 2 I suppose.
    Like everyone, I'm ready for it to be over. I am very grateful for all of the support on here, and in messages x

    Absolutely shocking that yet another of their enquiries were actually absolutely fine! Sounds like they took the survey covering itself legally to mean averythong under the sun needed a specialist opinion. 

    Sadly I'm not as far along as you, but from what I've seen on here when it all comes together exchange can happen pretty darn fast! Fingers crossed for you - you deserve a good rest and relax after all of this is over!

    How did it go after the tradesmen come around ? 

    I want to exchange asap, I spoke to the EA this morning who is ultra keen to take it off the site as she is getting calls daily to view. She knows that we have paid the deposits and have quotes for the work that needs to be done, I am waiting for them to say its mine then I can get the dirty jobs done and the utilities turned back on.

    Dont stress to much over it, Ive got loads going on atm but I am only concentrating with what is within my control.
