I feel your pain @C_N_ I'm still awaiting answers to first set of enquiries and could really do with them being back soon as I'd love to be out of here by the end of the month! Mine were sent from my solicitor on the 18th of June and all we have back so far is a gas safety certificate lol.
I'm trying to not let it get to me too much this week (although last week I was very annoyed and frustrated) but completely fed up. Chose this particular house in part as it was no chain and searching had taken long enough as it is, that said I'm probably being a little impatient too (am now in week 10 since offer made). But there are various things I need to deal with that are sort of on hold until house purchase complete which makes things very frustrating to say the least.
Landlord is being an a**e wanting me to tell him when I'm going to be out by and I don't have a clue. He doesn't seem to understand why its not already done and dusted given no chain either side.
Doubt they would pull out at this stage, is it your solicitor that hasn't sent the enquiries that's holding it up? If so I'd say ring/email and complain. 3 weeks is long enough to have sent them to the vendors solicitor even with the SDLT craziness. I've had to stamp my feet via the EA to get vendors solicitor to act a few times.0 -

The vendors solicitors seem v on it so far so should turn them around quickly, hopefully the rest will then fall into place. I'll have turned grey by the end of all this though. I'm glad we've found somewhere we'd be happy to stay long term though because absolutely **** doing this again0 -
Didn’t know buying a house Is so stressful, never buying again, can I ask we have now had all searches bk and all looks ok I think, what happens now? We can’t do much as still waiting for probate to be granted0

Feel like I can finally join this after reading all your stories since the end of last year!!
It has definitely been extremely useful and comforting.
My timeline:
Offer accepted 19th Feb
Memorandum of Sale 24th Feb
Sellers apply for probate first week of March
Survey 17th March
Mortgage Offer Recieved
*loooong wait for probate*
Probate granted 4th June
Draft contracts recieved 2nd July
Searches applied for 5th July
Mortgage deed signed 6th July
Searches back 8th July
And now we wait some more!
So, whilst my solicitor reviews contracts and raises enquiries, is there anything else I could be getting on with?
Funds and building insurance ready to go when he is.

Well I only went and made the biggest boo boo after receiving a chase up email from our housing association, I accidentally emailed my reply to my solicitor during the forwarding of the email 😖. At least if not looking completely incompetent, I look honest and transparent, right?The searches were back a while ago and she told myself and the housing association’s solicitor our reports would be ready in days two weeks ago, hence them chasing me.What triggered my disappointment was seeing a review from someone who instructed her and had everything done in 5 weeks during stamp duty holiday, so I’m going keep believing she is a magician and will pull it out of the bag this month.I’m just dreading to look at my emails next week.0

So today is exchange and completion day.I’m currently on my 5th coffee, the car is loaded with tat that couldn’t go in boxes and my blood pressure is at all time high5

Well today is Friday. When we went to see our solicitor on Wednesday she told us she would be in contact by the end of the week to ether confirm the 15th as date of entry or to confirm another weeks delay.I am not holding my breath so expecting to be told to delay another week.I can not fault my solicitor at all she has been on the ball from day one, it’s the other side who is constantly holding everything up! They had nothing organised or prepared even the title deeds were lost and they suggested the 1st July lol1

Today is completion day for me. I'm sitting by my phone waiting for the call. Good luck to everyone else who is exchanging/completing today. I get my 2nd jab today too so it's all happening here!6

We are still waiting to exchange even though we've all agreed to completion on 12th. Very stressed right now and just want to get on with it.
