How do we even know if we are waiting to exchange, my solicitor just keeps fobbing me off. We are selling our house no chain. We are told the buyers solicitor has all searches/enquiries back. Valuation Survey was done early April, homebuyer survey last week. Their solicitor said on Monday they are now ready to report to the buyer. So does anyone know what happens next/timescale etc0

You have a while to wait, catey. The buyer will get a big report back and may have further questions.0

Thanks, that is helpful.0

Hi all ,
After I sent of the answers the latest enquires , 2 weeks ago , I was told we supposed to exchange today .Then we heard nothing from the buyers solicitor till today . No one could reach them.Today I’ve got the below from the estate agent. What does “ requested the deposit funds together” means ?“We are aiming to exchange this week. I have requested my client’s deposit funds together with their instructions on a proposed completion date of the 21st July.”I can’t book a removal company ( I spoke with removal company and they wanted to know that we exchanged , they refuse to book me in before that ) and I can’t book my dogs into a kennel till we exchanged , so I do hope it will happen this week.

I'm joining this thread after almost having a heart attack of ever increasing chain. We agreed the chain would be consisting of 4 people, our buyers, us, our vendors and their vendors who are going into a chain free property. We're 2 months into the process and everything from our and our buyer's end is ready for exchange, but the top of the chain found their purchase property only 3 weeks ago. I chased for updates from the rest of the chain only to be told it's now 6 people, top of the chain waiting for a new build to be built and is not willing to move until end of September.
We went into our purchase with agreement that it would be chain free, then our vendors wanted onwards purchase, but promised to look for chain free property... then that turned into a chain too. We are at our wits end at this point and the lack of communication is just adding to the stress as you can imagine.
Well our vendors chased everyone and turns out the 4th person is breaking the chain and going into rented, so it should all be fine. However now our vendors have their survey booked only for the 27th of July! After chasing us 3 weeks ago about not having ours booked, but we didn't know what was happening with the chain and were considering pulling out if it became too long. They said they wanted to see commitment from us, but apparently ordering searches and having mortgage offer ready to go is not enough. Now they are taking so long with their survey. We are buying in the same area, so I know surveyors have 5-7 working days lead times, not 17 days. Everything is moving at snail's pace and it's frustrating when you're ready to go, but the rest of chain is dragging their heels.
So far our journey to buying a new home looks like:
13 March - listed the property
17 March - offer accepted
20 March - viewed onwards purchase
22 March - offer on onwards purchase accepted
27 March - buyer pulls out, property re-marketed
29 March - onward purchase won't wait for us, they re-market
6 May - offer accepted (selling)
7 May - onward purchase still not sold, we make a reduced offer, it gets rejected
17 May - we come back with a higher offer, it's accepted with a condition the property is chain free
20 May - mortgage offer received and searches ordered
9 - 18 June - the rest of the chain find their new properties, 4 chains in total including us, top of the chain is a vacant property. Everyone ignores our demands for chain free property, but we don't want to pull out.
14 June - searches are back
24 June - survey arranged
2 July - survey carried out
At this point our buyer had searches, mortgage offer, surveys all completed, the contracts are on their way to us now to sign and now we wait for results of our onwards purchase survey and the rest of the chain.0 -
justwanttomove said:Anyone else just fed up of waiting? My solicitor can't really do anything as she is just waiting to hear from my sellers solicitor to see if searches are all satisfactory and if she has actually done the form she was meant to do 6 weeks ago - which my solicitor said would literally take her an hour, so my sellers can sign it.
I'm so fed up of not hearing anything!Yes. Yes I am. 25 weeks today since accepting an offer (sorry to bang on, but really?) As far as I am aware the LA have STILL only half answered the one question left outstanding. So sorry you're in waiting limbo too. I really hope your solicitor gets a response soon. We should start a support group. I'll bring the chocolate, you bring the gin.

kkcoco said:I feel for you @misskismet - my situation isn't quite the same as not in the same house, but one of my reasons for moving was to get away from my horrible aggressive bully neighbours. I find myself altering my life to avoid them and I don't want to live like this any longer than I have to. Really hope things start moving for you.@kkcoco, I really feel for you. I was in that exact same situation, tiptoeing around my home so as not to draw attention to myself until 5 weeks ago today she moved out taking her druggie entourage with her!! If I'd known she was going I may not have listed my flat yet.I truly hope you get good news soon, you definitely do not deserve to live like that. No-one does. Please do join @justwanttomove and me in our chocolate and gin filled waiting room - everyone else is welcome to join, but bring your own alcoholSorry, I'm slowly losing it...

Reading today's posts, so many people are frustrated and are not being communicated with. Something is in the air, yesterday was a much more positive day on this thread. I hope it's only the mid-week hiccup and more good new will follow for all of you.3

Starting to feel quite nervous about my offer that was accepted 3 weeks ago. My mortgage has been approved subject to physical valuation. The bank contacted the EA/vendor mid last week to organise a date for access and it still hasn't been booked in.
I spoke to the EA today and she said they have been calling/emailing the vendor for a few days and are not getting a response. I know the vendor did confirm access for a building survey this week to be conducted next week, so not sure what the delay is. I am quite worried about a down valuation, so really wanted the valuation back before spending £1k on the building survey...I have until Monday to cancel the survey without penalty.
