my GF's 4 month (non) sale saga continues to get nowhere.  Her disappearing buyers finally received a mortgage offer and are supposedly wanting to proceed, but their equally elusive solicitor is not on the lenders panel for their mortgage - so the lender has appointed another solicitor who has said they are unable to start working on it until 2nd week in July as they are too busy.

Meanwhile, the EA refuses to show anyone else round while this is going on and she spoke to another agent who (understandably) doesn't want to take it on while there is a sale in progress.  No-one is very confident the sale will happen, but just have to wait and see.

We are now in the lull of waiting for searches to come back. The LAs website says "approx 4 weeks". Anyone know if this is a best endeavours or if it's a worst case scenario?
Give your LA a call they can advise if the timeline is correct, the website said 3 weeks for ours (north Northamptonshire) but came back within two weeks
Where do I find the number to ring our LA? I was given a company to call (Searchflow) who refused to talk to me, solicitors only apparently but I believe we've been conned out of £100 to speed up searches as we have no proof they have done this nor does the estimation date they are back add up to it being prioritised. Feeling very frustrated with no one to help me
    Re-posting. Anyone got any advice?
You can call the local authority directly to find out the progress of the application.

likeky taking longer due to high demand at present.
We paid extra for expedition but then a letter has been shared with us to say they don't offer this service? So why have we paid? Solicitor just keeps avoiding the question & making me sound like I don't understand the service & timeline etc & it's all correct

Had the call from solicitor to say I won’t be completing tomorrow.
My sellers solicitor hadn’t given enough time to the rest of the chain in order to make the tight deadline. It might be next Friday, but who knows. Feeling really disappointed.

The LA search is only one of three searches carried out. The £100 expedite service is likely via a 3rd party search organisation (common practice) to prioritise your searches over other customers. The water & drainage and environment searches usually take longer than LA searches.
  • We are now supposed to be exchanging and completing simultaneously tomorrow.

Parents solicitors uncontactable all day. Parents tried after me bugging them too, our solicitors tried and couldn’t get through.

At 4.15 my parents eventually got through to be told she was leaving at 4.30 so couldn’t do anything now, even tho she has promised exchange for the past 3 days!!..and that she was aiming for simultaneous exchange and completion tomorrow.

Que me with a frantic call to our side who have said yes they will do this.

I’m seriously hoping tomorrow is the day or we will start owing parents rent again in July.

You’ll find me with a massive glass of wine in hand tonight

I finally got through to my solicitors at 4.30pm, and was told file is being reviewed (again) and solicitor would call me tomorrow. She's never called me once, is this a good sign?

We were told all other searches were back & it was the personal search only that was delayed which is why we paid to speed up. Our sellers wanted to make SDLT deadline but sadly we've missed that
