@Caz_Mnaz that's what I would have thought! He understands and we spoke about it all and he already signed the form so I don't really know why they would be holding it up now. At least they could have told us before!!!! I'm utterly fuming,I have used them before they can sign documents virtually same day. They do all conveyancing items and solicitors recommended them to me in past when I needed something same day witnessing / legal help

Mum and dads sol promised them at 9.30 am this morning to exchange before 12 today, still not happened. I’ve asked mum and dad to chase her up to see what on earth is going on.

Update on my saga: local solicitor never called me back, so after using the service @BountyBlink suggested, I manage to reserve an appointment for today. My partner spoke with them, but they said they can't legally witness a signature via zoom. So she said we need the lender to confirm first they are happy for an independent witness to witness the signature, then do the call so they can "advise" my partner, then we need to send it via post to them, then they can look at it in person and add a certificate that they advised my partner, and then send all to my solicitor, as the lender wants the originals.
So, all in all, it is going to take at least 3 more working days, plus whatever time they take to release funds. I am beyond furious.Debt free journey started 30/08/2023:

@laura_lau I am so sorry. I can't believe your lender left it so late in the day to advise you of all of this. I am hoping your Solicitor can come up with something to save the day. Truly awful and really no excuse as the document was returned a month ago?!I completed on my sale yesterday morning but felt so exhausted and mentally drained by the last few months that I barely had any energy left to 'celebrate'. It is such a shame that the process in this country is so twisted that it leaves buyers/sellers stressed and broken by the end of it all. That said, I am beyond relieved of course and keeping my fingers crossed for everyone else waiting for good news this week.Now on to find our onward purchase. There is currently virtually zero available in our price change within 3 miles of our preferred location so hoping something comes up soon. We are in a rental for the next few months but keen to leave as it is tiny, we are living out of boxes with 2 small DC and tempers are already frayed.2

- Chased solicitors for mortgage report, they said it was posted yesterday so should be with us tomorrow now.
If we get this document back to them by Thursday recorded delivery then how long after this can we expect the next course of events, Pay deposit? Close HTB ISA? Agree completion date? Exchange?

After what seemed like a forever of waiting, we have finally got confirmation that we have exchanged. Our buyers lender FINALLY came through at the last minute with confirmation of funds released. We are sending our solicitor a thank you bouquet because this is probably the worst file they've had the misfortune to deal with, and they've gone above and beyond to help us get through with awful chain either side of us. Reading through the many threads and comments on here has helped us massively understand and fill the gaps in our knowledge - thanks to all!
Completion tomorrow. Wishing everyone else in similar nightmare scenarios the best over the next few hours and tomorrow.5
