Our solicitor said we can do both today providing my parents solicitor is available...don’t hold out much hope.
our solicitor yesterday morning even gave out his personal mobile to the solicitor on the other side so we can get this done and she still left at 4.30!! With so many people aiming to complete by tomorrow to make STLD I don’t understand why you would do this. Will be on edge all day waiting for calls/email etc. Parents calling theirs this morning, I rattled off an email last night to ours saying if we can exchange and complete today it would be preferred. They knew mum and dad would need to sign and have witnessed an insolvency document in April, the solicitor didn’t tell my parents this till 2 weeks ago. They were also emailing the wrong person to our side and were uncontactable for weeks. They have been incompetent at every turn. This has been going on since the end of January. So quite a long time considering it’s a purchase from my parents. Our enquiries were sent end of March beginning of April, our searches came back in may. Satisfactory relies to enquiries were not sent back till last week, so they’ve taken 3 months to send over title deeds and organise the signing of insolvency. No other enquiries were sent as we live in the property and my parents as our landlords regularly had boiler and electrics serviced.
Plus it was my parents solicitors who suggested exchange for last Friday then again for yesterday and completion tomorrow. We were just happy to let it roll on for however long as we don’t need to move or make SLDT.Fingers crossed today contact is made between both sides and it’s all sorted0 -
congrats @uralmaid! fingers crossed it's all nice and smooth today
I can see on my banking app that our lender released mortgage funds to our solicitor at 5.09 this morning - phew. So now I'm just watching my phone and waiting for callsGood luck everyone hoping to exchange or complete today

I don't know about you, but if my tasks aren't complete I would expect to stay to do them.
If I had a commitment scheduled for a client and some extenuating circumstances meant i couldn't fullfill it, I would be expected to communicate that to said client. Not just disappear.
Blindly supporting the solicitor in this instance just wreaks of being obtuse for the sake of it.3 -
On Wednesday last week our mortgage company pulled the rug from under us & retracted their offer, cue an utterly hellish 48 hours of pandemonium but we managed to successfully appeal the decision and get it reinstated on Friday.
After 7 months from having our offer accepted and 3 months living out of Airbnbs, we successfully completed yesterday! Going to pick the keys up in a couple of hours.
Best of luck to all trying to beat the deadline.

- Asked to follow up on our solicitors enquiries to their solicitor
- I’m still aiming for 19th July #fingerscrossed

Yeah, our solicitors reported to the mortgage company that there was no building warranty available without giving them the full context, so their valuers instructed them not to lend.
We personally went through the CML handbook and found multiple clauses within their own terms as to why it's not classified as a new build so not in need of a building warranty (it's one of three flats in a converted house) and begged our solicitors to go back to them with the info we'd found and the mortgage company overturned the decision and reinstated the offer! Unbelievable really. Never felt relief like it.
Honestly, best of luck to you both!1 -
So my solicitor called. She said the lender is not satisfied with a document I had my partner sign, which they asked when they made the mortgage offer. They want him to seek independent legal advice before signing it, which they could have said 1 month ago when we sent them the signed form! Not wait until completion to say no sorry we want your partner to hire another solicitor the day before the stamp duty deadline. I've already called 4 and they are all above capacity, obviously, and one of them quoted me £2000 just to speak with my partner and witness him signing the document. This is insane. I'm furious. I must admit that I've been crying like a fountain. This is too much.Debt free journey started 30/08/2023:
