    Fifth Anniversary 100 Posts Combo Breaker I've been Money Tipped!
    Supposed to simultaneously exchange and complete tomorrow, but further up the chain there is a problem with the house my seller is buying, so it all suddenly seems to have fallen apart. Something about the top seller (a developer) having registered the title to another buyer in error. So frustrating, particularly because my lawyer has drawn down all the mortgage funds and everything is packed and ready to go. Ugh. They'd better not tell me on 1 July that they're ready to complete, because I think I'll scream. If this is a delay, it needs to be a full on delay for a month at least so I won't be so bitter about the extra stamp duty I'll have to pay....

    Congrats to everyone who has exchanged or completed.
    Solicitors here have heard nothing, chased the EA who hasn't responded but of course still sent their Monday Morning 'just getting and update, do you need any help chasing anything update' Yes, I need you to answer your emails!!
    Market here is dead, so nothing worth us trying to view just in case, makes it all the more frustrating.
    Target completion date of 23rd July seems laughable right now!

    Full mortgage offer issued: 4/3/2021

    Searches/enquires complete and contract signed/title deeds and other paperwork signed and returned to solicitor: 18/6/2021

    Current situation: After contract returned I had to also fill in some other paperwork for a help to buy isa as the solicitor “didn’t realise” we had one despite declaring all this in the initial pack we received in March. Have sent that off along with an email on Friday asking if there’s anything else we need to do?

    I expect the next step will be paying the deposit funds and agreeing a completion date. Both us and the sellers are at a loss how it’s taken 5 months as neither of us have a chain. 

    Fingers crossed for a speedy ending! 

    Sounds like you are 4 months into the process which is pretty normal in non SDLT holiday times. Chain or no chain due diligence takes time. The SDLT holiday has honestly created such unrealistic expectations and sour attitude towards conveyancer's.  If you are aiming for the SDLT deadline you were pushing it for the end of March deadline.

    Possibly over eagerness on my part. Difficult not to have a “sour attitude” though when you’re informed the vendors solicitor didn’t reply to my solicitor’s phone calls or emails for 8 weeks when they were chasing up receiving the contract pack. Took the estate agent acting as an intermediary to get anything moving.

    I doubt they have ignored any communication for 8 weeks and if you are only 12 weeks in it sounds like its been 3 weeks since last comms as they are likely doing their job in an extremely busy time. Have they given you a timeline at all?

    We are now in the lull of waiting for searches to come back. The LAs website says "approx 4 weeks". Anyone know if this is a best endeavours or if it's a worst case scenario?
