Just emailed our solicitor, cleared mortgage funds are in, all set for completion for us tomorrow. We are bottom of chain so will be getting keys early I expect but not going to rush our vendors are we have a renters overlap...2

Argh the monies still haven't left my account - I know they say chaps is guaranteed by end of business, but I always thought it's usually much faster? I've now freaked myself out reading these horror stories of chaps getting delayed and messing up completions

Thanks everyone - you are all so nice! This thread is such a weird mix of equal measures horrifying and comforting, haha.
I have been told I'm getting the keys from the vendors directly, the vendor has said they don't have the funds yet from their solicitor (but my solicitor told me during 'the call' that their solicitor has the funds) and will arrange transfer of keys once they have done.
I don't think this is right - we have paid, and how they get the funds from their solicitor is their own business, right?
But on the other hand I'm not going to rock the boat too much, as my plan (outside of the above) is now to get keys at 5.30 so hanging around for 2 hours shouldn't have an effect.
But if it gets to 5.30 and he still hasn't given keys because his bank account doesn't yet have the money, I am in the right to tell him he has to, I think?0 -

Yep we're in the position with our buyers lenders. And apparently their solicitors just aren't getting through to the lenders to get confirmation, its "with a manager to review" which it was all of Friday as well. I totally understand that its the busiest moving month that theyve had for years because of SD....We're supposed to complete on Wednesday as our buyer threatened to drop out if we hadn't got everything done by then...looking more and more like a exchange and complete same day 🤦♀️ so stressful honestly.Firsttime2021 said:

Update still no exchange
our side tried earlier could get hold of parents solicitor, ours gave mobile number so they could get through
mum called their side and requested a call back at 2pm. They’re still waiting, my parents seem to think the solicitors will call when they’re ready. No sense of urgency or under of how bad my anxiety is

I wonder if that's why I haven't heard from my solicitor yet.... she was only waiting for lenders to confirm before exchanging, and said she was already chasing them this morning at around 10:30... No news yet, and the agent has already called me twice!Lau_Sand92 said:
