Good luck to everyone hoping to exchange/complete by Wednesday!

We just got our completion statement today - just got back from doing the CHAPS payment at the bank and now I'm just waiting to see what happens. We've agreed completion on Wednesday, and exchange could happen any time from this afternoon to Wednesday. I have so much work to do but I'm just sitting here waiting for my phone to ring or for the 30th to come faster.

If solicitors are going to request authority to exchange will it always happen in the morning?
No exchange happens when the whole chain is ready to exchange. We exchanged around 4pm and then completed a few days later at about 3.30pm.
Oh, then maybe the thing I read in the contract was related to pro-rata payments or something, like what time defines who pays for that day of estate charges or whatever.

In that case maybe I'll not despair too much and go do something useful to keep my mind off it, thanks!!
If you mean utilities/council tax you are not responsible for these until you complete then its a case of taking meter readings when you have the keys. Council tax is from the day you move in so time of when it happens is irrelevant.

@Firsttime2021 yes I am feeling exactly the same! The wait is killing me! I've even written to my broker to let them know the lender is supposed to confirm release of funds so we can exchange today, ahha, don't even know if that would make a difference!

@Justonemorecupoftea oooh that's great news!! I'm really happy for you! It sounds like you're definitely on for September!!
My solicitor requested funds last Wednesday and apparently they don’t agree to exchange without the funds being requested and confirmed by the lender

Have been gone for a while off here whilst we got a few things sorted but I think we're nearly there!
Our vendor has found a rental house, we've agreed on a completion date of the 16th July.
We're dropping the signed contracts back to the solicitor tomorrow, they've requested the funds from my lifetime isa, it feels like we're so close!
Have emailed them to see when we might be able to exchange!

Yes same for mine, she requested the funds 2 weeks ago, but the lender didn't confirm on releasing them until we received insurance info for the freeholder, which we got on Friday, so I suppose they need to confirm she'll get them by Wednesday, which she said it shouldn't be a problem.

I have the keysss thank you everyone for your help!
Amazing! Congratulations, as someone who also offered in Feb (very end of Feb, anyway), I bet you are so relieved - enjoy!

Apparently we've just exchanged, and money is on its way to the vendor. We had a wobble (and a rant, sorry!) earlier when it looked a bit dodgy, but I think we are finally there...

So patiently waiting for an email/call to say we’ve exchanged today.

Was supposed to be last Friday but didn’t happen as our solicitors said it was their fault our side as they were so busy which I did expect to be the case.

he said they’re going to exchange first thing today, haven’t heard a thing yet so we shall see.

    completion is Wednesday.
Same for us....can't concentrate on work today!

    Good luck 🍀
