    Well my solicitor has rang me to tell me the vendor's solicitors aren't picking up the phone and aren't responding to messages. I've rang the vendor directly and he's messaged me to say he's left a voicemail and emailed and not getting a response, etc etc.

    This is true to form. I will never get over the sheer incompetence of this conveyancing company. My vendor is rightfully furious. Every little thing, expect the worst. I would be surprised if they spent more than 4 hours working on this sale, in 4 months. A sale that has no chain on either side.

    Staggering, yet just what I expected today.

    There's a time limit on exchanging, right? So if it's not done in like 30 minutes then it gets pushed to tomorrow?

    @TBG01 - thanks, I meant requesting authority. I suspected that it'd be first thing - alas, maybe the solicitors aren't planning to even try today then
    @Ricky116 argh that's so annoying. No idea about time limit - I thought that there wasn't one, but that usually solicitors tried to do completions in the morning and exchanges in the afternoon? That might be total rubbish though.

    We just got our completion statement today - just got back from doing the CHAPS payment at the bank and now I'm just waiting to see what happens. We've agreed completion on Wednesday, and exchange could happen any time from this afternoon to Wednesday. I have so much work to do but I'm just sitting here waiting for my phone to ring or for the 30th to come faster. 

    If solicitors are going to request authority to exchange will it always happen in the morning?
    No exchange happens when the whole chain is ready to exchange. We exchanged around 4pm and then completed a few days later at about 3.30pm.

    Doesn't necessarily need to be first thing. Could literally be a case of the other side is ready, so a quick phone call to make sure you are and that's it done, but with how busy things are right now we're tending to get it first thing (where applicable)

    Oh, then maybe the thing I read in the contract was related to pro-rata payments or something, like what time defines who pays for that day of estate charges or whatever.

    In that case maybe I'll not despair too much and go do something useful to keep my mind off it, thanks!!
  • Spoke to solicitors at 10.30, they were going to attempt exchange at 11. Haven’t heard anything from them. I’m assuming if attempting to exchange the lender has related funds?? I time for completion on Wednesday, when I spoke to our solicitors on Wednesday last week the lender said this Wednesday would be fine funds wise

    will call after 1pm for an update, the suspense is killing me

    @Firsttime2021 yes I am feeling exactly the same! The wait is killing me! I've even written to my broker to let them know the lender is supposed to confirm release of funds so we can exchange today, ahha, don't even know if that would make a difference!
