    To be honest 4 days is not long enough since submitting enquires to chase your solicitor. Your solicitor needs to take time to review them and ensure they are happy with their due diligence. That is what you are paying them for you are not paying them to rush things so ignore the posters who say chase chase chase as YOU are paying them.

    It sounds like you wont make the SDLT holiday even if you were trying to so i would leave any chasing until 1st July as you may get the response your after.

    It depends on what the enquiries are. 

    If for eg. enquiries are complex regarding a lease, then yet it’s perfectly reasonable to wait a bit before following up with your solicitor. 

    However if these are enquiries like “when was the boiler last serviced” “no compliance for FENSA windows & patio doors” etc etc then yes these are enquiries that you can either take a view on (get indemnity Insurance which is simple and set up on day of completion) or request your vendor to cover indemnity costs. These sort of enquiries if back on 22/6 should allow you to exchange/complete ASAP, and I can see why others in the chain could be chasing you, because I would...  

    So interms of advice given here it really depends on what the enquiries are complex ones will take a bit of time and might need further enquiries, other more standard enquiries can be sorted same day.

    I'm hoping that the LA will finally answer the final outstanding enquiry this week - probably after Wednesday :smiley: and then I'll be right behind you!

    We're due to complete tomorrow after exchanging last Tuesday. Absolutely manic weekend sorting, packing and cleaning and another crazy day ahead today!

    I've just got this horrible feeling that something is going to go wrong tomorrow with the funds being transferred or something. I just won't relax until we get the all clear and we've got the keys! I guess it's normal to feel like that though isn't it. I can't believe how stressful this whole process has been. 

    Good luck to all those exchanging and completing this week, and those hoping to. I really hope some more of us get it over the line xx

    Joining the pain.. Selling the BTL, buyer wanted to exchange last week, I declined as I wanted to confirm tenant had left!

    Buyer went in to confirm for themselves it was empty, and found a water leak. 

    Would have been nice for the tenant to have told me! Now just waiting to see how buyer wants to play it.. May offer some ££ for them to fix it.. or they will need to wait till we can get the trades in to fix and make good.. 

    The only place where success comes before work is the dictionary…

    0 progress our end…
    22/6 - Emailed solicitor for updates 
    23/6 - Solicitor sends enquiries to vendor and informed us that mortgage report will be sent tomorrow awaiting local searches.
    Also requests additional ID documents again (for the 100th time) due to wife’s surname name change via Deed Poll
    28/6 - Still no mortgage report and no word on enquires

    We’re hoping to exchange soon so we can start discussing completion dates with the EA however we don’t understand two of the enquiries and they sound quite complex.
