So many exchanges and completions - happy for you all getting over the line!
Hope you more of you receive good news.

I am officially bowing out, I've had this tab open on my macbook for months lol, this forum has been a great sense of support and community through our collective struggles - I wish you all the best!!!5 -
I'd like to know this process too.TheTruemans said:Update 2.0…
- Chased solicitors for mortgage report, they said it was posted yesterday so should be with us tomorrow now.
If we get this document back to them by Thursday recorded delivery then how long after this can we expect the next course of events, Pay deposit? Close HTB ISA? Agree completion date? Exchange?
Thanks
I'm a little behind, as i've just had word that searches have come back and enquiries raised. Leaseholders pack has been received too. Mortgage offer received, easy access to deposit but do have a LISA to use.
I've no chain though, and looking to complete asap (as long as buyers solicitors can be snappy too)
Wondering what comes next and what the timeline could be if all running smoothly?0 -

Where do I find the number to ring our LA? I was given a company to call (Searchflow) who refused to talk to me, solicitors only apparently but I believe we've been conned out of £100 to speed up searches as we have no proof they have done this nor does the estimation date they are back add up to it being prioritised. Feeling very frustrated with no one to help meFirsttime2021 said:
Give your LA a call they can advise if the timeline is correct, the website said 3 weeks for ours (north Northamptonshire) but came back within two weekscheeky-peach said:We are now in the lull of waiting for searches to come back. @laura_lau can you call lender complaints team?0

Can they escalate this to a senior partner?Firsttime2021 said:Mum and dads sol promised them at 9.30 am this morning to exchange before 12 today, still not happened. I’ve asked mum and dad to chase her up to see what on earth is going on.
it was their side who suggested all these exchange and completion dates
Honestly ridiculous how this solicitor has been acting!0 -
It will be the LA website, under 'Planning and building control' > 'local land charges search' or something like that (Based on my LA).Rachylou1981 said:

I will definitely complain, as they have behaved like this for the whole process. It took them 3 months to approve my mortgage, because they would for 1 document at a time and the it would take them 2 weeks minimum to come back and say "oh actually we need this other document as well"... So, for how shocked and devastated I am today, I can't say I am surprised, as this is absolutely consistent with the behaviour of this lender from the start. However, I don't think that complaining will speed up things in the immediate.Octothorpe said:@laura_lau can you call lender complaints team?Debt free journey started 30/08/2023:

My parents have now resided to the fact she knows what she’s doing!!!!. They are now refusing to call/email her. Mum was insisting we’ve exchanged, worked out by asking questions that they gave authority over the phone to do this. I had to explain that exchange can only happen when the solicitors speak to each other verbally on the phone.Octothorpe said:

Honestly ridiculous how this solicitor has been acting!Their solicitor last Thursday apparently said we can do it all in one day ie tomorrow on completion day, which is fine but let our side know.I’m slowly losing the plot1 -
Despite having received a notification from my lender that our mortgage had been sent this morning the solicitor still hasn't received it. So...we still can't exchange. Is it normal for it to take so long to arrive? I need to do work and I can't concentrate at all!0

You can call the local authority directly to find out the progress of the application.Rachylou1981 said:
