    I am getting quite annoyed now as the property we are purchasing is chain free and are chain free too. 
    If I was you I would chase it up again, I’ve been waiting two weeks and have been ignored so kept chasing it. I’ve finally got an answer, sort of anyway! Try your solicitor first, then their EA if not.

    Oh, my fingers are really crossed for you that it's nothing bad after all the hassle you've had! For my last house purchase a few years ago, the only phone call my solicitor ever made to me (which I also missed and therefore got a voicemail that sounded very cryptic because I was in an area with poor signal, so I couldn't hear most of what she was saying in the message) was asking for authority to exchange - so it's not always something to be worried about! I'm so hoping that you'll get some good news soon!

    What? Your Solicitor has dealt with things pretty quick up until now. It's on your seller to respond to enquiries.

    No you are not being impatient. However, it’s always best to be on the blind copy of enquiries from your solicitor, that way you know (a) what is being asked (b) when it’s being asked 

    pop an email to your solicitor:

    Dear Blah, 

    Please can you request a response to o/s enquiries with sellers solicitor. 

    Please can you also put me on the bcc, and any email to them going forward. 

    Many thanks 

    then when you get the email, forward it to the agent and ask them to call their vendor and ask them to reply to enquiries. 

    This should help you keep a handle on what is happening where.

    Well I hope this means she has had a reply to the enquiry and thought it best to pick up the phone and speak directly with you, with the aim to get this over the line today. 

    I would ring her every 30 mins until I get through. Good luck you!!!

    I very stupidly set up internet at my new house. I didn’t think they’d run a credit check as I’m staying with the same company but they did a hard search. Anyone know if Santander rechecks resit score before completion?
    This process causes so much anxiety! We exchanged weeks ago but not completing until Monday 28th June (Seller's decision) I'm constantly winding myself up over what could go wrong inbetween, convincing myself that some historical debt that I had no idea about is suddenly going to appear on my credit record. I'm becoming obsessed! 

    I even rang our mortgage lender at 10.30pm last night just for peace of mind. 

    I'm sure the lender would recognise that as a utility and it wouldn't be a problem - but I'm obviously not that rational when it comes to convincing myself all will be fine! 
    Buying timeline 
    7/4 - Offer accepted on a property 
    14/4 - Valuation booked by lender
    15/4 - Down valued by 20k
    21/4 - New offer negotiated
    21/4 - Mortgage offer received!
    26/4 Memo of sale issued 
    30/4 Homebuyers survey 
    5/05 Draft contacts received
    6/5 Searches raised (should be received by 27.5.21) 
    7/5 Queries raised by our solicitor 
    10/5 Title deeds etc signed by us and send back 
    13/5 Purchase contract and transfer signed and sent back
    20/5 Enquiries received from seller in part (2 queries outstanding)

    Happy Friday to everyone - HUGE CONGRATS to those who have exchanged this week, especially as so many of the transactions were looking really stressful and were going down to the wire! Hope today brings some good news to others!

    My sale and purchase are still ticking along - searches/enquiries all sorted on the sale (I hope, anyway - they only raised three enquiries, which seems scarily straightforward, so I'm wondering if more will be drip-fed through!), and contract/transfer deed received for signing - searches just back on the purchase too. I'm vacillating between getting massively excited and stalking the area we're moving to (etc), then feeling that I'll jinx it if I think too much about it - it's definitely not a relaxing time!

    I think you need to relax. Enquiries will take as long as they need to take. They may not have all the info to hand, busy at work or family etc. Are you trying to meet the SDLT holiday?
