  • So after my strong email to my estate agency on Tuesday , they spoke with my buyers and asked them to speak with their solicitor. 

    Spoke with EA yesterday and this morning and my buyer can’t get hold of their solicitor. I mean !!!!!!…. 

    Solicitor wants a FENSA certificate , I already told them twice I haven’t changed the windows. It was my house’s previous owner. 
    And they keep asking about my roof rain drains… 

    Im so fed up. 

    The house I’m buying is empty since mid May. I jaunt want to move.

    Why can't you answer enquires about the drains?  

    I'm sure you want to move, and I'm sure your buyer also wants to move. But right now you're the one holding things up.

    Their question about the roof drains are “ where does the water goes”. So I told them twice that it goes underground. Like the whole pipe comes down the roof and goes underground. But I don’t knew where the water goes. 
    And they not happy with that answer. 

    Regarding fensa. Where am I supposed fo get one ? 

    They had a surveyer out and he was here for hours so I would have thought he looked at the drains ?

    These are the pipes and I can’t even lift that little black lid off. My solicitor provided them these photos. Also my buyers been out twice so far and not once asked me about these. 

    Any idea where can I find out where does the water goes ? I’m an end of terraced and all the houses drain pipes look exactly this.

    About the Fensa certificate: I don't know if it's accurate, so maybe double check, but I think you can offer an indemnity policy for any missing certificates/permits, so I would assume it's the same for this certificate. My seller offered me an indemnity for a missing permit for an opening to the kitchen, which was done before she purchased it, but even if it's not by done her it's still her accountability to provide it to me. So, since she didn't have it, she stipulated this to prevent me in incurring any costs if anything happens after I become owner. She should have requested that permit to the previous owner, same way as I did to her. I've been told these indemnities are fairly cheap, so maybe it's something you can suggest to your solicitor, if they don't suggest it to you?

    Have you been onto the FENSA website? You can see if your property has a certificate and pay for a copy.

    Very minor updates from us but we’re grateful our solicitors is on the ball and keeping us in the loop…

    - Followed up yesterday regarding mortgage report pack, email back to say “your mortgage report tomorrow.  I just await your local search.

    I am raising enquiries now and will copy you in shortly.

    Enquiries raised were:

    1. Please confirm that the certificate required to comply with the restriction at B5 will be provided together with the relevant form to enable it to be removed at the Land Registry.

    2. Please confirm that there has been no breach of the restrictive covenants contained in the charges register.

    3. We await the FENSA for the replacement windows/doors.

    4. Please advise if any electrical/gas installations were made with the replacement kitchen and let us have the building regs certs for these.

    5. We await the damp proofing guarantee.

    6. As there is no central heating service history, please ask your clients to arrange a boiler service.

    Unfortunately mortgage pack didn’t arrive today but will put that down to postage (you’d think solicitors make enough they would priorities postage) 

    Assuming these enquiries are pretty standard and we’re happy with the mortgage pack hopefully we won’t be waiting too long, guess it’s on the vendors solicitor now to fix up look sharp 🤣

    We’re going to start suggesting dates with the EA once we have the papers in hand and ready to return.

    Yes they all seem pretty standard although I have no knowledge of no.1 but sure your buyer will. 

    it does look very close to happening for you now and hopefully your seller and their solicitor will answer swiftly, as we did. 

    Sometimes they push back on the boiler service but honestly for the sake of not delaying it they will probably just agree. I know it’s not strictly necessary but we had a couple of odd years missing in our service, especially the last couple due to Covid so we just paid to have it done so that we wouldn’t cause any delays.

    Fingers crossed it won’t be too long!

    thansk for the answers. I didn’t even know there’s a FENSA website , but they have it. It was installed back in 2003. Ahh great 😊 

    My late husband wasn’t the most organised person so when he bought this house probably never asked for it . That’s why I couldn’t find it. Or he simply just binned it after the move was done …

    Now I just need to figure out where does the water goes haha
