RachP87 said:Hi all,
I was supposed to exchange Friday last week. After eventually getting hold of the estate agent and finding out that my solicitors had been sitting on the enquiry responses for 2 weeks, I called and they said they were still waiting for enquiries. Explained the estate agent said they had been responded to and miraculously they found them last Wednesday… completion was agreed for Monday 28th, they wanted to exchange Friday and advised because of the short timeframe I would be best to send full deposit not just the 10%.They called me Friday and left a voicemail for permission to exchange, so I called back and left a message and then called again later and spoke to a member of the team who said they’d pass my permission on and I’d hear back when I’d exchanged. I didn’t hear anything but didn’t chase as certain solicitors on this forum insist that they are just too busy to chase and will update me when there is something to update.
Got a call Tuesday morning asking for my permission to exchange as they hadn’t heard from me, even though I’d left a voicemail and spoken to someone, so exchange didn’t happen Friday. I haven’t heard anything since, so who knows what’s happening.
But as many on this board insist, I will be told when there’s an update, I guess I just need to wait… it’s not like I need to plan for completion Monday or anything, I’ll just wait until they tell me I’ve completed and then rearrange my life around these busy solicitors because I clearly don’t understand the process and it’s beneath them to explain itI hope it gets sorted soon and finally happens!0 -

thansk for the answers. I didn’t even know there’s a FENSA website , but they have it. It was installed back in 2003. Ahh great 😊
My late husband wasn’t the most organised person so when he bought this house probably never asked for it . That’s why I couldn’t find it. Or he simply just binned it after the move was done …Now I just need to figure out where does the water goes hahaDebt free journey started 30/08/2023:

Solicitor e-mailed this morning to say everything is in more or less in place to Complete on Monday but she is awaiting one final signed document from my horrendous Freeholder. I was a bit !!!!!! as I had assumed when we Exchanged earlier this week that everything was in order. I'm now a bit worried again! I guess we still have Tuesday and Wednesday if the signature is delayed but this is the first I'm hearing of an outstanding document. I assume the buyer's solicitor would not have agreed to Exchange if she wasn't ok with it being missing up until now.Rookie seller question: I pay my mortgage on the 1st of every month. Should I delete my mortgage direct debit once we Complete on (hopefully) Monday? I'm tempted to leave it in just in case there is some kind of administrative delay and non payment on July 1st is recorded as a default. I'm incredibly paranoid about my credit score before I buy our onward purchase (although I already have an approved mortgage for it).@laura_lau I keep refreshing this page hoping to read you have Exchanged!1

Its so hard waiting to hear what's going on is exchange today or Monday or later! I understand today is probably the busiest (or one of) days for solicitors in the whole year and I don't want to pester them... just hate not knowing!!0

If the top part of a mortgage deed is not filled out, do we do this or the solicitor:
The borrower and property part?0 -
