I think the agent must feel very relieved too, he sounded a bit worried yesterday! will come back with updates once I have them. So, are you positive that what my solicitor referred to in her email earlier would be the completion statement? Are there any other statements she would send me now?Obviously you can exchange Monday without that statement. So no panic if it doesn’t come through until Tuesday etc.You will be unpacking with me next week then! Exciting news!!!

I think you've over-estimated what you're paying your solicitor - it's very rarely thousands! Disbursements are payments made to other parties, so nothing to do with solicitor fees. Stamp duty (if any) is nothing to do with solicitor fees. A sale and a purchase are two transactions, so the fees that the solicitor earns are per transaction.
By comparison, what are you paying your EA?
I beg to differ but pestering is pestering. It is neither productive or necessary.3 -
No set time to how long a transaction takes...
it will move at the speed of the slowest link.
we went from and incomplete chain on 26 May to Exchange on Monday this week, complete next Tuesday. If the slowest link is someone that thinks it will take months, and sits back waiting to be asked to do things And not want to “pester”
then yes your “estimates” are right... however, I have never or could buy a house like that...As soon as I offer on a property, I want to know it will be a swift transaction. I have never once shouted or demanded. Though, if you know the process and can help push it along then it will take weeks and not months.0 -
laura_lau said:Update: quickest email back from the agent ever! Said it's great news and he has already got in touch with vendor and vendor's solicitor to ensure everything is in place. Feeling mildly positive now!0

simple call to the solicitors office and ask to speak to your solicitors conveyancing assistant. If you have no luck by 11 ish Monday mention it to this super helpful vendors agent and he/she will call them and get the solicitors to send it to you. Join the dots on Monday and it will be fine.1 -
