    Gave agreement to exchange before, and as I know it that is happening now and then we will complete on Monday. 

    For those worrying about documents and checking, not to give false hope if you're not close, but it can happen fast. Yesterday dinner time there was a vague aim to do something, by last night we had contracts and today we're here so fingers crossed for everyone.

    You'd get a delivery failure notification if the email wasn't delivered. There's no need to pester them. 
    There's no such thing as pestering people you are paying thousands for (in many cases) to provide you with a service. I'd be on the phone, email, send out bird calls and messages via morse code if I was this close to the stamp duty deadline and my case started months ago. 


    I think you've over-estimated what you're paying your solicitor - it's very rarely thousands!  Disbursements are payments made to other parties, so nothing to do with solicitor fees.  Stamp duty (if any) is nothing to do with solicitor fees.  A sale and a purchase are two transactions, so the fees that the solicitor earns are per transaction.

    By comparison, what are you paying your EA?

    I beg to differ but pestering is pestering.  It is neither productive or necessary.
    I think cherry pancakes was referring to the estate agent commission of “thousands” not the solicitor... 
    Fair enough, but many people believe solicitors cost a fortune too.  Solicitors will often have around 150-200 cases on the go at any one time.  If everyone pestered every day, no work would get done.  
  • No confirmation from either side of we’ve exchanged or not. 

    I emailed my instructions to exchange today and complete on Wednesday. Parents have instructions to their side yesterday.

    We didn’t exchange until 4pm ish... it may well be that both solicitors know this is a relatively easy one as only 2 in chain, so getting the long chains out the way and then doing yours. 

    Have your parents also chased? 
    My parents have been so slow in doing anything, I’ve had to hurry them along with paperwork etc the whole way through. 

    They’ve just said the solicitor will contact them when needed.

    Hi all. 

    Needed to vent my frustration somewhere. 

    We had the exchange and completion on our flat sale lined up for today. Unfortunately it hasn’t happened due to our buyers funds not being released.

    What’s annoyed me is our buyers solicitor is telling our solicitor that his mortgage isn’t ready and at the same time telling him that the hold up is at our end. 

    Really don’t know what to do :(

    Sorry so many people are having a hard time this week.

    I heard our sellers haven't got back with the answers to the enquiries yet, hopefully soon as I would like an exchange date. 

    Had major dental work this week after knocking my front teeth out in an accident last year, great time to move house :D.

    Congratulations to everyone who’s completed or getting that bit closer. 

    We were overly optimistic that we could have completed by the end of June (I know the stamp duty holiday was only really intended to be extended for those already in the buying process when it was first announced). 

    It was a tricky balance between pestering the solicitors and genuinely wanting updates. I left them be for a while as our estate agent helped chase things and was the go between. I only contacted them today as we were told our buyers have completed on their property so can vacate for us whenever.  

    Our solicitors told us they’re still waiting on enquiries so naturally I updated the estate agent who said the sellers solicitors responded to everything on 4th June and haven’t been contacted since to stay there’s anything outstanding. I’m not sure what position I’m in to tell our solicitors and ask what’s holding things up!
