    I'm sure you want to move, and I'm sure your buyer also wants to move. But right now you're the one holding things up. 




    These are the pipes and I can’t even lift that little black lid off. My solicitor provided them these photos. Also my buyers been out twice so far and not once asked me about these. 

    Any idea where can I find out where does the water goes ? I’m an end of terraced and all the houses drain pipes look exactly this.

    @rakoczigabi We have this type of guttering drainage into ground, our assumption is that it drains into the surface water gully/drainage which feeds the balance pond on our estate. 
    My understanding is the balance pond which is man made takes all surface water and allows it to filter into a second balance pond, as this fills up it then drains into a stream and eventually feeds into the local river. It just slows the process of excess water and stops the stream (and homes) from getting flooded etc.,  I think they are fairly common on new build estates.

    What are you solicitor's instructions? She sent it to me with a big "sign here" post it where i was supposed to sign. She told me not to date it and not to compile anything, apart from my signature, and the details and address and signatures of my witness.

    Please find attached contract and mortgage deed (first page) of you to sign and return scanned and original copies in the post.

     

    You can drop these in the office.

    Please do not date the documentation.

    HAPPY DANCE!! If you haven’t already fire off an email to the vendors agent to say something like 

    Dear Blah 

    My solicitor confirmed this morning all o/s enquiries satisfied, pending confirmation from your vendors solicitor to confirm Monday Exchange & Completion Wednesday. 

    Please can you call your vendor to update in case any silence from your vendors solicitors part. 

    Please can you email or call by COP today to confirm.

    You'd get a delivery failure notification if the email wasn't delivered. There's no need to pester them.

    Not pestering it’s keeping everyone in the loop and ensuring messages are getting through. Would be awful to get to Monday and solicitors not touched base. Next week will need wheels tightly oiled for anyone wanting to exchange. 

    It would cause much more of “pestering and mad panic” if the ground work today was not done by the agent. 

     it’s an agents job to progress to completion and @l@laura_lau is only helping the process.

    Just respond to this enquiry with "the buyer should rely on their own surveys and inspections".  This normally shuts them up.
