It can happen later on in the day (my solicitor emailed to confirm exchange had happened and that was about 3pm) when I was convinced if it hadn’t happened by lunchtime, it wasn’t going to happen.Our buyers didn’t make the stamp duty with their buyer’s last minute shenanigans but I think they agreed to share the cost of what they would have saved in the end. So anything is possible!3 -

Congrats to all those who have managed to exchange this week - special mention to @laura_lau - so happy for you!!I'm still here, still !!!!! waiting. Almost 24 weeks for a no chain (just me and my buyer), no onward purchase palaver of a sale. The LA have STILL not responded to the final remaining enquiry regarding title register - 6 weeks since they were first asked the question. My LA (*coughLewishamcough*) are the absolute WORST!It's heartening to see so many of you making it over the line especially in time for the SDLT holiday. I just hope that it will be me at some point in the not too distant future.2

Great to see the exchanges that have gone through congratulations everyone.
We paid all fees and funds were requested Weds for completion on 30th!
Exchange attempted for us yesterday afternoon but was unable to go ahead as seller's lender had sent through a new mortgage offer in error and it was already 3pm by then 😭
Their solicitor returned new CoT and has assurance lender will expedite, hoping for exchange Monday now, fingers crossed for everyone else hoping the same.
If we don't complete by 30th we'll have to wait for seller to receive new mortgage offer as they didn't budget for Sdlt *shakeshead*

Yeah I was disappointed to say the least. Does anyone know if its acceptable to email the estate agent and ask if the vendor has any preference on a completion date? We want the 9th but I don't know if the vendor have said a date or anythinglaura_lau said:

It's a specific question that the LA need to answer regarding repayment of discount and mortgage on completion so not sure your suggestion would work but I'm willing to try anything at this point!I've tried asking my solicitor if I can chase this but they just never respond when I ask the question. Yes, my estate agent was the one who asked me about completion dates suggested by the buyer. They had to be changed several times due to the bottom of the chain but we agreed to them and just checked that my solicitor was going to be available then too.CLJ2986 said:
