They should have been on this from the start... oh I want to go and punch them on the nose for you!!!laura_lau said:@BountyBlink no it was the very same agent, as they cancelled my viewing to that other property and when I expressed my disappointment they said but we have an identical one on the top floor blady blah.1 -
I transferred all monies due to my solicitor today to make the process as quick as possible, I couldn't sit still until hearing from him that he had received it... silly really knowing that I had checked the details 10 times but still doubted myself lol!0

Hi there I'm the same . I have been suffering with anxiety for a few years now . This process has made it worse . Although I thought it was worse whilst we was saving for the deposit and wondering if we would be accepted for a mortgage. We are currently on week 12 since offer accepted we have signed contracts and I thought all enquiries had been answered. I hadn't heard from my solicitor for 2 weeks so I thought I would email her as usually she keeps in contact through the post. I just wanted to see if it was possible if we could try and complete a couple of weeks before the kids break up from school as it's going to be a nightmare moving house while the kids are off school and we dont have any childcare. Anyway her secretary replied and said she is on holiday at the mo and still waiting on enquiries. 😭. I only want a rough date of when we will complete. Does anyone know if they do give you an estimate/notice of a completion date if so how much notice do they give you ? We are ftb so not sure how it all works. It just seems to be dragging and really needed time to sort the house out before we moved in . It's just going to be hard to do this whilst the kids are off school and the more I think about it the more stressed and anxious I feel. It's the not knowing that's making me stressed. 😂stressedout45 said:Is there anybody else here with anxiety who finds this whole process absolute torture? I don’t cope with uncertainty at the best of times and this is a special kind of hell 🤣0 -
Until you are actually ready to exchange then it could still be weeks/months. Once you are ready to exchange then it can happen straight away, the completion date is a negotiation between everyone in the chain so it's up to you how much notice you get.harsxx said:

Fingers crossed for you. It all sounds positiveIronMan22 said:So having waited and waited for info, and then no replies on the latest stage (and being scared by people's comments here and elsewhere about drawdown of funds), it is now all to be exchanged tomorrow and completion on Monday. Estate agent and mortgage broker knew before we did and that fund had been requested. First time we've any documents from the solicitor and it's everything in one go to sign, check, get sent back recorded delivery to arrive Monday, send photos of documents in the meantime, sort building insurance and pay deposit and so on.
There will be an overlap of a couple of months with the property we rent so no major rush on moving.
Fingers crossed!0 -
You can go on comparison websites and get quotes to see what will be the best policy. Don't take out the insurance until you have exchanged. They can start on the day you take them out so you can purchase your insurance on the day of exchange. Make sure you know what locks the doors have etc as this can make a big difference in your policy costs.Say211 said:Hi everyone. Just wanted to congratulate those of you who have exchanged and good luck to those waiting to.We’ve been asked to have building insurance in place from the date of exchange in order for the bank to release funds. We don’t yet have a date for exchange. 4 out of 5 of us in the chain had agreed to complete on the 30th however the top of the chains solicitor is yet to respond. I know it’s probably too late to complete by the 30th but I was wondering if anyone had any experience re the building insurance? Do we put any date for now or do we wait until there’s a confirmed date for exchange?
Thanks!0 -
I've always told my insurers that I don't have locks on my windows even when I have. The difference in premium has been only a few pounds a year but this way I'm still covered if I forget to lock them all.Irishpearce26 said:

17 feb on market
21 feb sealed bids
4 April mortgage offer
12 April searches sent for
1 June FTB buyer in chain pulls out!!24 June Solicitors not doing anything because of stamp duty holiday

Interesting! The door lock system does make a difference from a multi point system to just a bolt system. Ill be sure to try the window idea next time round.Slithery said:
