    So I called the agent again (sadly I couldn't go in person as my partner is not home with the car yet as we've got a whole set of other stressful set of things which is not really for this board, but has to do with travel restrictions as he's supposed to pick up from abroad his son next week to spend the Summer with us, and it's incredibly complicated with the 874 tests they need to take, quarantine both ways, forms and apps to fill in, flight cancelled twice so far, our second jab appointment now affected by his quarantine, etc etc) and he said he spoke both with the vendor and the solicitor.

    Basically, the reason why they can't get the building insurance info to send to my lender, is because the property management company is not a company but an association, as the leaseholders a few years ago have associated and purchased the freehold, so the flat is a share of freehold, which is still categorized as leasehold, but it means that the insurance is managed by this 1 person rather than by a company and they haven't been able to get hold of this guy yet! I hope he's still alive!

    Anyway, the EA also said he's now trying to reach another owner who completed in the same block of flats a few weeks ago (I think he's the one who stole my favourite of the block before I could do the viewing, with direct access to the communal garden!), so he's hoping that maybe that new owner will be able to provide the info. He said that the seller is also very stressed as she's afraid I'll be pulling out and has asked him to tell me that it's not her fault and that she wants to complete asap, same as I do. I found this rather sweet, but I suppose at this stage I am melting in front of any sort of kindness offered me!!

    In a nutshell: let's hope they find the guy. Otherwise, next step, is me ringing ad the door of all 143 flats to ask them if they are the owners of the building insurance policy!!
    Honestly that is awful! Goodluck! I still haven’t heard from my solicitor. Even though he’s replied to other questions in the emails 7 times now 🤦🏼‍♀️ I’m refraining myself from driving down there and demanding answers in the spot!

    Solicitor has contacted lender and requested funds. The lender has said this is doable in the time frame.

    just hoping my parents solicitors actually do what they said they’d do and phone our solicitors to exchange. 

    Once we exchange tomorrow I can breathe for the first time in almost 5 months.

    Best tip I learnt a long time ago, don’t wait for your solicitor to call you for authority to exchange. If the chain knows they are ready (and guessing you do as it’s yours parents) just get your parents to send an email the morning of Exchange tomorrow to say 

    dear blah 

    please accept this email as instruction to exchange today, Friday 25 June and Completion Wednesday, 30 June. 

    Send it at 830/9 no later and also get theM
    to call to check their email for exchange authority received. That’s 2 points of contact, so hopefully they will be on the ball. 

    As exchange/ release starts with the bottom, you do the same, email and call at 9 on the dot. 

    Then you email at 11 ask for an update. Your solicitor will probably come back saying “I have given release until 5pm” 

    then tag email it. Get your mum & Dad to email at 12 and then you at 2pm

    hope that helps. It’s always been my full proof, and please don’t be concerned about what’s going on at your solicitors office in terms of their workload. You instructed them, they agreed to represent you in the transaction and you are ready to exchange. 

    Wishing you all the best as I know this has dragged on for you and should be relatively simple! 
  • Is there anybody else here with anxiety who finds this whole process absolute torture?  I don’t cope with uncertainty at the best of times and this is a special kind of hell 🤣

    @laura_lau 😩😩 oh gawwwwwd! Extremely frustrating information, but more so that information like this has been drip-fed. Surely they would have known if this issue with the previous transaction in the same block, or was this with another agent?! 

    It will happen for you, and I hope quickly because there is no reason why you have been ready for 3 weeks albeit one lender enquiry for it to drag on this much. Im

    @BountyBlink no it was the very same agent, as they cancelled my viewing to that other property and when I expressed my disappointment they said but we have an identical one on the top floor blady blah.

    me! I suffer from anxiety since the age of 17 and of course it's gone worse since the pandemic, and of course I haven't been coping very well with this process! The uncertainty of it, the dragging of the weeks, and the feeling I have no control whatsoever have made it particularly difficult. So sorry you are suffering from it too! It will get better, and everybody says it will be worth it, we just need to hang in there a little bit longer, I suppose! I've been increasing my pilates lessons to 3 times a week recently, which has helped loads to release the tension accumulated every day! I suppose any kind of activity, even regular walks, might help!
