Very minor updates from us but we’re grateful our solicitors is on the ball and keeping us in the loop…
- Followed up yesterday regarding mortgage report pack, email back to say “your mortgage report tomorrow. I just await your local search.I am raising enquiries now and will copy you in shortly.
Enquiries raised were:
1. Please confirm that the certificate required to comply with the restriction at B5 will be provided together with the relevant form to enable it to be removed at the Land Registry.
2. Please confirm that there has been no breach of the restrictive covenants contained in the charges register.
3. We await the FENSA for the replacement windows/doors.
4. Please advise if any electrical/gas installations were made with the replacement kitchen and let us have the building regs certs for these.
5. We await the damp proofing guarantee.
6. As there is no central heating service history, please ask your clients to arrange a boiler service.
Unfortunately mortgage pack didn’t arrive today but will put that down to postage (you’d think solicitors make enough they would priorities postage)
Assuming these enquiries are pretty standard and we’re happy with the mortgage pack hopefully we won’t be waiting too long, guess it’s on the vendors solicitor now to fix up look sharp 🤣
We’re going to start suggesting dates with the EA once we have the papers in hand and ready to return.

Hi everyone.Hope you don’t mind me joining this thread. I just need somewhere to vent with people that knows how I am feeling lol.I thought we would have our date of entry on the 1st July but now my solicitor needs to delay due to executors not having the title deeds. So our new date is the 8th July. My solicitor has been on the ball all the way through but there has been a few delays on executors side. The property is being bought of market so can’t even moan to a EA.Buying in ScotlandThis property I have been in talk for a year due to it needing confirmation by the courts, that finally came through in April. And I think am just getting impatient now and just want it over with0

Hi all,
I was supposed to exchange Friday last week. After eventually getting hold of the estate agent and finding out that my solicitors had been sitting on the enquiry responses for 2 weeks, I called and they said they were still waiting for enquiries. Explained the estate agent said they had been responded to and miraculously they found them last Wednesday… completion was agreed for Monday 28th, they wanted to exchange Friday and advised because of the short timeframe I would be best to send full deposit not just the 10%.They called me Friday and left a voicemail for permission to exchange, so I called back and left a message and then called again later and spoke to a member of the team who said they’d pass my permission on and I’d hear back when I’d exchanged. I didn’t hear anything but didn’t chase as certain solicitors on this forum insist that they are just too busy to chase and will update me when there is something to update.
Got a call Tuesday morning asking for my permission to exchange as they hadn’t heard from me, even though I’d left a voicemail and spoken to someone, so exchange didn’t happen Friday. I haven’t heard anything since, so who knows what’s happening.
But as many on this board insist, I will be told when there’s an update, I guess I just need to wait… it’s not like I need to plan for completion Monday or anything, I’ll just wait until they tell me I’ve completed and then rearrange my life around these busy solicitors because I clearly don’t understand the process and it’s beneath them to explain itMortgage Start £185,995 (Aug 21)

So I called the agent again (sadly I couldn't go in person as my partner is not home with the car yet as we've got a whole set of other stressful set of things which is not really for this board, but has to do with travel restrictions as he's supposed to pick up from abroad his son next week to spend the Summer with us, and it's incredibly complicated with the 874 tests they need to take, quarantine both ways, forms and apps to fill in, flight cancelled twice so far, our second jab appointment now affected by his quarantine, etc etc) and he said he spoke both with the vendor and the solicitor.
Basically, the reason why they can't get the building insurance info to send to my lender, is because the property management company is not a company but an association, as the leaseholders a few years ago have associated and purchased the freehold, so the flat is a share of freehold, which is still categorized as leasehold, but it means that the insurance is managed by this 1 person rather than by a company and they haven't been able to get hold of this guy yet! I hope he's still alive!
Anyway, the EA also said he's now trying to reach another owner who completed in the same block of flats a few weeks ago (I think he's the one who stole my favourite of the block before I could do the viewing, with direct access to the communal garden!), so he's hoping that maybe that new owner will be able to provide the info. He said that the seller is also very stressed as she's afraid I'll be pulling out and has asked him to tell me that it's not her fault and that she wants to complete asap, same as I do. I found this rather sweet, but I suppose at this stage I am melting in front of any sort of kindness offered me!!
In a nutshell: let's hope they find the guy. Otherwise, next step, is me ringing ad the door of all 143 flats to ask them if they are the owners of the building insurance policy!!Debt free journey started 30/08/2023:

So having waited and waited for info, and then no replies on the latest stage (and being scared by people's comments here and elsewhere about drawdown of funds), it is now all to be exchanged tomorrow and completion on Monday. Estate agent and mortgage broker knew before we did and that fund had been requested. First time we've any documents from the solicitor and it's everything in one go to sign, check, get sent back recorded delivery to arrive Monday, send photos of documents in the meantime, sort building insurance and pay deposit and so on.
There will be an overlap of a couple of months with the property we rent so no major rush on moving.
