My solicitor raised a load of enquiries at the start of May which the vendors solicitor still hasn't answered to a satisfactory level, despite repeated chasing from the EA and my solicitor. Today they emailed my solicitor giving us a weeks notice that if we haven't completed before June 29th the vendor will pull out! Given the vendors solicitor STILL hasn't even answered the enquiries, this is baffling. I am ready to complete here! I suspect the vendors solicitor is not telling the vendor the entire story as they have repeatedly told fibs to the EA about having answered enquiries when they have sent nothing to my solicitor.
This date has never been mentioned before, and i'm a FTB, below the stamp duty threshold, buying an empty flat with no chain (that has been mentioned).
I'm so fed up right now.
advise you to request a retainer. They need to answer these... they can’t throw toys out of the pram without giving you full disclosure. Unbelievable! You stay strong.1 -

I wanted to join this thread properly months ago but I never felt like we were near enough or that it would ever happen, as it's been such a long and very stressful process that started last September. We had a completely new start in March after our first purchase fell through and our buyer pulled out. Our second chain then collapsed at the top in April and was only complete again on 15 May. The new vendors at the top are very elderly but have somehow turned the paperwork around while being so blase about whole thing and agreeable to everything, despite there not being the financial incentive for them that there was for the other 3 parties in the chain!
I also lost my beloved dad very suddenly in February, and started a new job in March, so this year has been so overwhelming and at times I've felt I'm going to collapse under the pressure. The relief I feel today is immense.
So I'm sorry this has been a bit long and there's so much more I haven't said but I just wanted to let you know that there is always hope, and I wish you all the very best of luck. This board has been a lifeline for me xxCongratulations!!!!!! 🔑🔑🔑🍾🍾🍾 you deserve some fantastic news for a very bad year, come and join me in our new gardens for a much deserved cold drink!0 -

Many thanksThat’s if you are using a good local solicitor. Online solicitors can be a bit sporadic as they seem to rely on portal updates and turn individual things around
so if your searches are not back I would say you will not sign your mortgage deed until searches, enquiries are all done and you get the full report and contract etc
dear
Please can you confirm when you will Report to me inc Contract/Mortage Deed & Search/Enq results.Thanks1 -

I then emailed conveyancer + head of conveyancing.

Week 8 since our offer was accepted (FTB, no chain). Last week I said it felt like we were standing still, now it feels like we're stuck in the mud. Our full survey came back and identified that the building conversion performed by the developer didn't fully match the plans approved by the council when they gave listed buildings consent. All the issues are internal (bathroom and kitchen were flipped and an en-suite has been added) so I'm not how much the council would actually care, but I'm pretty certain they haven't approved the changes.
After researching, I was briefly optimistic that we could get indemnity insurance but our solicitor says that may not be possible because the conversion was done less than a year ago. So now we're going to have to wait until our solicitor has fully investigated everything and possibly wait an extra 13+ weeks for the council to review a retrospective application for the changes. And I really don't know if that's something I can face or when to pull the plug if I can't.
Plus neither timer has starting running yet because the vendor's solicitor still hasn't sent the contract pack through!
Only bad vibes at the moment.
8 weeks gone, aiming to be in before week 16 (lol).

Don't really know if it's an update, but I've called the agent and they said the documents from property management, according to the seller's solicitor, have arrived, so it's just a matter of lender confirming they will be releasing funds in 5 days and, of course, of the solicitors doing their bit in time. She said her colleague emailed both solicitors today as they were kind of expecting to exchange today. Not holding my breath, as I haven't heard anything from my solicitor, but let's call it a glimmer of hope!Debt free journey started 30/08/2023:
