  • Just heard from my solicitor…
    She chased the above solicitor and finally got a reply. We raised an enquiry 4 weeks ago, 2 weeks ago the solicitor said they would do a draft form for a part of land that needs to be transferred and send it to my solicitor ASAP. A week later I chased the EA to chase this as they said they were sending it to my solicitor that day. Now 2 weeks after she said she would send it ASAP she has now said she hasn’t done it and won’t do it until after SDLT holiday is done. So she has stopped doing any work on our purchase and the onward purchase. What the actual hell. Is been 14.5 weeks now and she hasn’t done anything for the past 4 weeks!! 

    I’ve emailed the EA to let them know so they can pass this message on to the people who’s solicitor she actually is. I really don’t know what to. We have to move soon due to me changing jobs which again can’t be helped and now she won’t do any work on our case for another week or so! If she had actually just done it when she said she would.

    Hi All, just wondering once your solicitor receives your mortgage offer, how long it takes to get your mortgage deed to sign, that seems to be what’s holding us up at the moment we have not been sent it, we’ve returned our “gift form” but not had the mortgage deed to sign, it’s been a week. Many thanks

    Broker forwarded email from lender because lender could not get a hold of conveyancer

    I then emailed conveyancer + head of conveyancing.

    No one got a response
    Your solicitors have let you down so badly 😢

    That’s very bad. I am pleased you forwarded it on, because it is not you that has held things up. I’m so sorry you are battling this hard and being chased by vendors agent when clearly the buck stops with their conveyancer

    It is normally sent out when your solicitor “Reports”’to you, ie sends contract, all searches, letter detailing search results and answers to enquiries, mortgage deed, plan title. 

    That’s if you are using a good local solicitor. Online solicitors can be a bit sporadic as they seem to rely on portal updates and turn individual things around 

    so if your searches are not back I would say you will not sign your mortgage deed until searches, enquiries are all done and you get the full report and contract etc 
  • I don't know whether to laugh or cry at this. My solicitor raised a load of enquiries at the start of May which the vendors solicitor still hasn't answered to a satisfactory level, despite repeated chasing from the EA and my solicitor. Today they emailed my solicitor giving us a weeks notice that if we haven't completed before June 29th the vendor will pull out! Given the vendors solicitor STILL hasn't even answered the enquiries, this is baffling. I am ready to complete here! I suspect the vendors solicitor is not telling the vendor the entire story as they have repeatedly told fibs to the EA about having answered enquiries when they have sent nothing to my solicitor.

    This date has never been mentioned before, and i'm a FTB, below the stamp duty threshold, buying an empty flat with no chain (that has been mentioned).

    I'm so fed up right now.
    Oh I would be totally fed up too. What is the overview if the enquires waiting back to be answered by them? You don’t have to go into detail... 
    The outstanding enquiries relate to a section 20 notice for works to the building, costings, estimates etc, and some enquiries that are still with the management company. Everything is with the vendors solicitor, so it's baffling as to why the vendor suddenly wants to pull out in a weeks time if we haven't completed. I've left a message with the EA to call me so I can rant  :D

    Fab thank you for this info! Our searches are done but we haven’t yet received them so I’m wondering if she’s going to send all this as one like you said so I shall chase solicitor tomorrow for it all plus mortgage deed, I think she’s taking longer because she’s focusing on people completing before end of June but I want ours sorted ASAP too we are paying enough 😂

    I also lost my beloved dad very suddenly in February, and started a new job in March, so this year has been so overwhelming and at times I've felt I'm going to collapse under the pressure. The relief I feel today is immense. 

    So I'm sorry this has been a bit long and there's so much more I haven't said but I just wanted to let you know that there is always hope, and I wish you all the very best of luck. This board has been a lifeline for me xx
    So relieved for you. I lost my wonderful dad suddenly in May.... We were moving to be closer to family (went on the market in August !) and it all felt terribly cruel especially as our chain collapsed at exchange in Jan and I should have been 'home'. I don't think people understand the emotional and physical toll this process can take unless they've been through it recently. This forum is wonderful for support full of people who fully understand how others are feeling. Enjoy the feeling of elation and your new home when you get the keys x

    So we won't be completing on the 28th anymore 😭 our solicitor chased the seller's solicitor today as we've heard nothing since last Tues. We chased the EA at 5pm and got told that the sellers haven't had any of their offers on any of the rentals accepted so they apologise and are feeling overwhelmed with the knock backs. Most likely will ask for a delay to find something suitable. So we need to go back to the EA with what the next steps are. We were literally there..TSB even confirmed this morning the funds have been sent. Everything was ready! I'm so upset and now it'll cost us in stamp duty. We'd saved the amount just in case but it basically eats up everything we'd saved. I think our only option is to agree to delay but what's a reasonable amount of time, 2 weeks? A month? More? 
    Gahh! Sorry for the rant! 🥺😫😭
