I feel the pain of others with their Solicitor. I feel like I'm a pest (an uneducated pest at that!) which is a strange feeling.
I dread seeing my EA's name pop up - truly dread it. I think I'm conditioned to the worst happening. I just want to get going now

We knew that it was unlikely we would meet the SDLT deadline and was not in a rush, similarly our buyer wasn't affected by it anyway so we have both moved heaven and earth to accommodate our sellers who up until this point made offered no preferred dates.

I've been following this thread religiously, especially since I had an offer on a property accepted by the vendor mid last week (FTB).
I've been told by the EA I need to have submitted the mortgage application, started solicitor searches and paid for a survey all within 8 working days otherwise they will consider putting it back on the market. This seems a little unfair? I have applied for my mortgage and want to wait for the outcome of the valuation, which I should get back next week before spending any more money (£1k+ for searches/survey)
Does this just seem like a pressure tactic or is it quite usual?0 -

Though I think for your own sanity, the sooner the mortgage ball gets rolling the better!
My solicitor strongly advised me not to pay for searches until I got the mortgage offer as that's not refundable (though I know some on here went ahead to save time which is a personal choice) I did pay him but they held off until I instructed them.
Aside the valuation which your lender would insist on, you don't need a survey either - It's your choice if you want a Homebuyers report etc. It depends on the age of the property etc1 -

So for me this isn't strange at all, and in the end is their property and is their decision what to do after accepting the offer.
About the searches, they were the first thing my solicitor requested, especially now in some areas it might take a bit to get them back. So it depends what lender you choose. I've seen some of them are very quick in approving the mortgage, others (like mine) take months. It took them 12 weeks to approve mine, and in the forum there's a thread where I spoke with other people who used the same lender, and it took them 8-9 weeks. So, if you decide to not order searches until you have the mortgage offer, I strongly advise you check the current timeframes for the lender you choose, as you may want to avoid the ones who take longer.Debt free journey started 30/08/2023:

In the mean time because it looks like we might make Friday. I have to start packing! We have had the flat for 8 months and kept it very minimal on stuff and didn't even buy clothes (yay working from home) so luckily its not alot.1
