Update... So for the first time since instructing our conveyancer 15 weeks ago, her direct line actually connected and I spoke to her!!! She's waiting on the green light from our lender (which she's going to chase after lunch) and is hopping we can exchange either this afternoon or first thing tomorrow! We have a small chain (2 houses) who told us last week they wanted to make the Stamp Duty Holiday and now it's just us holding things up, they are all ready to exchange and the estate agent has been chasing me several times a day for an update for the last 4 working days! Fingers crossed exchange happens and we do actually complete on Monday! Just a case of holding my breath now and keeping my fingers crossed 🤞🏻0

Don't really know if it's an update, but I've called the agent and they said the documents from property management, according to the seller's solicitor, have arrived, so it's just a matter of lender confirming they will be releasing funds in 5 days and, of course, of the solicitors doing their bit in time. She said her colleague emailed both solicitors today as they were kind of expecting to exchange today. Not holding my breath, as I haven't heard anything from my solicitor, but let's call it a glimmer of hope!Debt free journey started 30/08/2023:

CC3 - 4,166.15 now 5,345.28
CC4 - 4,625.87 (balance transfer from CC2) now 5,717.24
Current outstanding: 16,397.67

I've been reading this thread for a while and thought I'd join in if that's ok as somewhere to vent, ask advice and keep track of what's going on!
We're currently renting, but we had a property that we rented out which we've sold to a cash buyer. We need to funds from this sale for our purchase but we don't need everything to happen at the same time! We had the offer on 2nd June and it's now all in the hands of the solicitors. There have been a few issues from the survey and we're still waiting for those to be ironed out, two out of three issues have been checked and are nowhere near as bad as the survey suggested, just waiting on the third issue now. Solicitors are doing their thing in the background too.
We had an offer accepted on a property on Friday and we're doing a full mortgage application with Clydesdale tomorrow. Feeling very, very nervous about the whole things as it's taken us 6 years of clearing debts, repairing credit files and saving to get to this point, and it really is our dream house! Our sellers are moving to a new build which will be ready in September but they're happy to move out as soon as we're ready, so we're really hoping to meet the September Stamp Duty deadline. I'm quietly hoping for August but I know that might be very unrealistic!
I'm loving reading all your stories and it's great to know we're not alone in finding all this very stressful!House sale/purchase progress (we're selling our rental property and currently living in rented so no pressure to complete both on the same day).
2/6 - Accepted offer on our house.
15/6 - AIP in place with Halifax
18/6 - Offer accepted on our dream home!
19/6 - Solicitors instructed
23/6 - Broker applied for AIP with Nationwide to allow us 23 years due to hubby's age - AIP referred!
24/6 - AIP approved
5/7 - Full application finally in with Nationwide & valuation booked within 2 hours
6/7 - Valuation
12-13/7 - Hard credit searches on both of us with TransUnion (Credit Karma)
13/7 Hard search Equifax (ClearScore)
14/7 Proof of deposit requested in a different format
19/7 Gifted deposit form requested for non-sale part of the deposit - funds were from some inheritance, not gifted - deed of variation sent.
2/8 Text and email saying offer issued, details to follow in the post!
21/9 Exchanged on both properties
24/9 Completed on sale
14/10 Due to complete on purchase0 -
Does anyone else get anxiety before calling solicitor for an update or is it just me? I worry that they will tell me to go away and stop calling them 🤣🤣🤣2
