So I just sent a quick email to Mt solicitor asking for an update on the AML checks and the outstanding enquiries. Plan to follow up with a phone call if no response!

Good luck all for this week 🤞 for lots of good news!

My first post on here since the beginning of our journey.

We should have been exchanging/completing on our first house tomorrow, but a cheque we have been given for the fees won’t be cleared in time (bloody monzos stupid cheque system). We were hoping for the end of this week, but now the sellers say they can’t on Thursday or Friday, only on 28th or 29th. We have to hand our notice on our rental in before the first, which only leaves around 2 days leeway, so naturally we’re bricking it.

Our solicitor doesn’t respond to my emails, and only really updates us just before something big happens/needs doing. My husband emailed her for the first time today asking what is happening with a date. She emailed back saying they’re waiting for the deposit, which she has not once asked for. I have since spoken to her on the phone and she never mentioned the deposit. We have the deposit but we are waiting for her fees, which she knows.

Can any of you lovely lot tell me if there is anything that can go wrong with exchange/completion?
Don’t worry about the fees. Just send the deposit amount for now. You will get a Completion Statement in between exchange & completion which will show the fees etc and anything other you need to transfer.
Thanks, our solicitor hasn’t even given us any bank details to send money to! She has not once mentioned when she wants the money!

Its nothing to do with their deposit as far as we know - it's just their solicitor being difficult. Our solicitor is fuming and trying all ways to get them to agree.  If not we just have to bite the bullet and do it all on the 29th.  It is made a bit harder for us as my husband has health issues, plus I fell in January and hurt my arm which still isnt right and in all the mix my mother in law died at the beginning of June and we have had to sort the funeral etc.  Plus we are in our 60's so even though we feel 30 in our heads our bodies dont necessarily agree. lol . We have done everything we can to facilitate the move for our buyers to meet the SD deadline - it doesnt really matter to us although the money we save will go towards the huge removal costs.
This sounds so stressful on top of everything else. So sorry to hear. I hope you get some good news.

I actively told my solicitor if I should send the money and she said it would be a good idea, in readiness of exchange, but it was up to me, so I sent her my deposit on the 2nd June. Exchange hasn't happened yet, every day is a new "waiting for seller's solicitor" email, but at least when we get the go ahead I will not be the one delaying exchange because I had to run to the bank to send the money.

Good luck today to everyone! I'm constantly refreshing to see someone posting some good news!

Our removal company are here packing the first load to go into storage ready for completion 29th.  Now the solicitor has just rung to say there is a problem at the bottom of the chain. We dont know if they just mean they can't exchange on Friday or if they mean they can't complete on the 29th.  I am going into meltdown
  • The solicitor is trying to say I haven’t  sent them enough money. When my bank shows I have sent the full amount. Now she’s saying oh I’ll check if they’re ready for exchange. Why haven’t you checked if they’re ready to exchange when we decided on a completion date two weeks ago. I despair always.

Few weeks of radio silence...but we finally managed to convince the lender with all documentation they need for us to progress further, we are due to exchange today and complete early next week hopefully 28/29. Last 2 weeks have been extremely stressful chasing everyone to get the certificates etc needed by Lender at the last min...but as @Natbag and others who are here for long have said..there is light at the end of the tunnel....there certainly IS....pls dont loose hope and keep trying...its hard but worth the prize....fingers crossed!!!
