Our full survey came back and identified that the building conversion performed by the developer didn't fully match the plans approved by the council when they gave listed buildings consent. All the issues are internal (bathroom and kitchen were flipped and an en-suite has been added) so I'm not how much the council would actually care, but I'm pretty certain they haven't approved the changes.
After researching, I was briefly optimistic that we could get indemnity insurance but our solicitor says that may not be possible because the conversion was done less than a year ago. So now we're going to have to wait until our solicitor has fully investigated everything and possibly wait an extra 13+ weeks for the council to review a retrospective application for the changes. And I really don't know if that's something I can face or when to pull the plug if I can't.
Plus neither timer has starting running yet because the vendor's solicitor still hasn't sent the contract pack through!
Only bad vibes at the moment.

I have a quick question re processes please. We have had our search information back from our solicitor along with all the documentation from our sellers. We have got our mortgage offer and have a questionnaire to complete to show we under stand the mortgage. Solicitor is also asking for copy of house insurance and is waiting on a couple of enquiries to come back. I was wondering what the next steps are and whether to ask about possible dates for exchange and completion is viable with where we are? I am not going to ask before end of June but ideally we want to move in July (we just want to move in ASAP) but not sure how much else we have to do. We are a small chain with FTB>us>vacant property.0 -

2 o/s enquiries for purchase - easily sorted, and everything else ready on my purchase.I would like to propose 15th July (or whatever date you want) for the chain to work to for Completion .
Please can you provide an update to progression on the transactions.

you might get an email back to say “too early to talk dates”
(if you do, push back and ask then for a full update on where everyone is on matters then come back on here and we can help you push further)
or you might get a surprise and your vendor agree to the date you want to work to and it just then be your FTB your agent will have to hurry up.Most solicitors don’t actually see the building insurance policy, as you really have to exchange first before you insure the house, so if they ask you just say “insuring with Lloyd’s” just get some quotes and that should be enough, I have never actually sent any insurance paperwork through to my solicitors to prove.0 -

Don't really know if it's an update, but I've called the agent and they said the documents from property management, according to the seller's solicitor, have arrived, so it's just a matter of lender confirming they will be releasing funds in 5 days and, of course, of the solicitors doing their bit in time. She said her colleague emailed both solicitors today as they were kind of expecting to exchange today. Not holding my breath, as I haven't heard anything from my solicitor, but let's call it a glimmer of hope!1 -
I'm feeling rather optimistic today, Wednesday is usually the day I get some form of communication from my solicitor so 🤞 I'm really hoping the email says please transfer your deposit and sort buildings insurance ready to complete on xx date 🤣 it could happen, right?!0

So it looks like we're about to enter this stage, as the two above us in the chain are hoping to complete before the end of the stamp duty holiday. There was back and forth on some issues but now look resolved and see if this can get done.
Heartened (but still nervous) to read that some report mixed communication levels with their solicitors. We've asked if there are things we are meant to see in advance, or check it is as we know it etc, he has told us everything is in order and we will see what we need to do when he sends everything over which seems mad but oh well.0 -
