The boiler is in the spare room and we are looking at moving it/replacing it as part of the works we want to do into the kitchen area so it's going to need work anyway! So I'm tempted to tell the solicitor - just go ahead it's fineΒ
Yes do instruct your solicitor to proceed without the gas service.Β The solicitor doesn't visit the property.Β If you have plans to change it, then there really is no need to debate this, but legally the solicitor has to advise you, which they have done.
Albeit for valid reasons, but you've gone against their advice. You might have your head screwed on, but there's plenty of clients that would still look to blame the solicitor if the boiler didn't work, even though it was their decision to not have it checked. Having it in writing puts that potential headache straight to bed.Β0 -

So yesterdayβs debacle was not exchanging again and finally finding out the bottom of the chain wanted to delay completion before they would agree to exchange, due to not being confident the funds would be in place in time. My buyer is understandably not happy as they then wonβt meet the end of June deadline.ΒSo it all hangs in the balance. We would agree to the delay as long as we exchanged but if the buyers donβt want that it will be back to square one. Trying to keep calm at the moment and not think of the worst but have to prepare myself.Β0 -

I hope it doesnβt come to that for you. As if things werenβt stressful enough.
We have heard that the buyers are agreeable to the later completion now if their buyer will exchange today but who knows what their buyer will do next. I really donβt trust them at this point but we donβt seem to have any option. My fingers are permanently stuck in the crossed position at the moment!Β0 -
Hello! Iβve been lurking.
our searches should be back soon and our solicitor is optimistic for an end July/beginning august completion.
the chain is ftb>us>vendor>Vendor>vacantΒ
the vendor for our vendor is pushing because he canβt understand why itβll still be 3 or so weeks once searches are back but to me thatβs normal or am I being naive?Β0 -

It would appear that my solicitors phone lines are down. I've rung 4 times and it doesn't even ring, there's just nothing. Not the first time I've had this issue. Now trying to figure out what to say in an email that doesn't sound extremely annoyed π€£0
