Hi all,Lovely to read of all of your exchanges and I'm sorry to see some of you have had similar issues to me.As you all know, everything collapsed at the top of the chain just before exchange last Friday which was absolutely devestating, but the people we are buying from wanted to stick with us as their buyer and set themselves on a hunt for a new property. I've just had a call from their estate agent and it seems they have found, offered, been accepted and started the process as of today. The EA says we can get it all wrapped up within 6 weeks if we push (since our own searches, documents etc. are already signed and done). Round two ding ding!5

Just got an email from my solicitor and........WE'VE EXCHANGED ...completing Monday!...what an eventful 18 weeks....can't believe that I don't have to check my gmail for hours everyday! Can do some real work9

Heartened (but still nervous) to read that some report mixed communication levels with their solicitors. We've asked if there are things we are meant to see in advance, or check it is as we know it etc, he has told us everything is in order and we will see what we need to do when he sends everything over which seems mad but oh well.
Nagging feeling something isn't right but just left to wait and see.0 -
My update is..... there is no update. We are in exactly the same position as a week ago. The assistant did say she would speak to my solicitor after she got off the phone to me to see what she said about the AML checks but I doubt ill hear anything back today now.0

I've just come back from a paperwork signing meeting with my solicitor in which she told me that my sellers solicitor has now missed the deadline for us to be able to exchange and complete next week (before SDLT deadline).
I knew it sounded too good to be true last Friday when they dropped the bombshell that they were aiming for that date!
There are still enquiries outstanding, and apparently my sellers seller is using a large national conveyancer who won't be moving very quickly and won't have entertained the last minute bombshell of completion next week!

Hi all - been very useful following up your advice here.My searches were requested 1st of June and although I chased the council and they confirmed they have done their bit on the searches on the 15th of June my solicitor says the results weren’t complete and they still await the search provider to give the full local searches due on 25th of June.Because of searches delay and my solicitor being super busy with other “prioritised workload” they only sent partial enquiries to sellers yesterday and e are yet to hear back.Today I got this message from my solicitor:
“I have not received replies to enquiries from your Seller’s Solicitors and Local Search due back 25th June 2021.
Today is the last day to submit COTs to draw down Mortgage funds for this month. Given above outstanding, completion will need to take place in July.”
Does that mean there’s no hope at all for me to complete before the stamp duty deadline end of June?
Any advice would be greatly appreciated
