    Hi everyone, our situation is Buyer (Renting) > Us > Vendor > Vacant Property.

    Searches have been sough for us and our buyer I believe. I'm really curious (and the control freak in me is screaming) to know what's going on with the 'vendor > vacant property' side of things. Are they making progress? Are there any holds ups? Searches for the area both us and our vendor are buying in are taking approx 4 weeks so I'm keen to know if the searches for the vacant property have also been requested yet. Is this something we can find out or is it just waiting for info?
    I'd definitely be chasing this up. Otherwise like me today, you may find yourself in the position where the vendor hasn't even ordered them 8 weeks in!!

    I've been told that it's not possible to complete before the deadline after today. Not sure how much leeway there is in drawdown dates though.

    You can email your local authority council land charges dept and ask for your vendors purchase search status too. No data protection issues just email the address of that property and they will email back (though you do have to know the property address 😉)

    Is it acceptable to contact the vendors solicitors to see if outstanding enquiries have been sent back? Having a nightmare on my side.

    I've been told that it's not possible to complete before the deadline after today. Not sure how much leeway there is in drawdown dates though.
    You can order funds and drawdown without exchanging. You will need to pay the chaps cost to your solicitors and back if you don’t complete on the date you give on the COT 

    I instructed my solicitor to order funds before exchange. You would need to confirm with your vendor the completion date though, but it is possible

    Even in normal non SDLT holiday times at this stage with enquiries not complete you are about 2-3 weeks away from completing. If the solicitor has that today is the last day to draw down your mortgage funds then no you wont make the 30th June deadline.

    our solicitor emailed to say our buyers solicitor hasn’t returned the info - our buyer has spoken to his advisor (he’s a ftb using a mortgage advisor) and they’re saying he’s not returned info to them so they’re sorting thag with him! Our buyer is lovely as are the people we are buying from but it’s frustrating!

    when I look on our LA site they quote 72 hours! But our solicitor says they’re taking max 3 weeks 
    Remember that LA searches are only 1 of the 3 that get carried out. You have environmental and water/drainage. These searches take longer than the LA information.

    I don't know but I was considering doing the same, as it sounds not even the EA is giving me straight answers anymore! Hopefully someone knowledgeable will answer you!
