    Second day of waiting to exchange. We’re told yesterday that the buyers solicitors were waiting for the help to buy isa statement which I assume they need to claim the bonus. Does anyone know how long it takes for them to get the funds once claimed? We’ve set completion for the 29th June 😳🤞🏻

    I've given up hope of exchanging this month never mind completing. 
    Solicitors still not answering the lender. Don't have contracts.
    No responses. Broker and lender are baffled.

    Is the other side in a position to complete today? Both sides need to agree on a date. It's not a one sided transaction. 
  • Some of the solicitor horror stories on here are awful :( I've mentioned before that I'm not even sure if my solicitor is a real person :#
    I have never, not once, spoken to her on the phone. She answers emails fairly promptly but they are so formulaic that I wondered if she was an AI powered robot-solicitor. Last week I had to return a signed contract to her and realised her office is a short walk from my house so emailed her and said I would bring them to her in person. When I arrived at the office it wasn't an actual legal practice office but a co-working type space. I messaged her to say I had arrived and she wrote back telling me to leave the document with someone on reception. So I still haven't actually seen her!

    Solicitor has confirmed they’re aiming to exchange today and complete Monday. It’s too good to be true.
    We’re hoping to complete Monday but everything has gone quiet! We haven’t had confirmation contracts have been exchanged and I’m reluctant to start anything! Arghhhh.

    @TBG01 yes they are, property is vacant so they were just waiting for us. We're all good to go and can get the keys but our sols said she can't do it today and she'll do it Friday!

    Not exactly the same situation but our buyer’s buyer was still waiting for a mortgage offer on the day we were due to exchange! Their solicitor said it was due to be issued any minute and we were surprised how late in the day this came to light.

    I think the fact that everything is overloaded would also trickle down to mortgage applications and offers. There has been a huge lot of pent-up demand and most sectors are struggling to cope with this. 

    How close are you to exchange apart from this? We are waiting and have so far agreed to a delayed completion in the hope that we will exchange soon although losing hope for today which was discussed earlier. Do your vendors know about the situation and how long would they be willing to wait? I know I would be more worried if they put their house back on the market if there was any chance that the offer could still come through. 
    Wow that sounds crazy!!

    EA just messaged to say broker has verbal confirmation all is ok but still waiting on formal offer 😞

    Well, we WERE pretty much doing well, or so I thought! Just been told our vendor has only JUST sent off for searches, 8 weeks in!!! 😱😡😤

    I've read through briefly as I'm very limited on time today, so sorry I can't take much time. Congratulations to who exchanged!!! 
    Gives us all hope!
    So sorry for everyone who is still going through all the pain. I feel rather sad today too, as someone else said. I didn't manage to reach the solicitor, and she hasn't replied to my email. I spoke with the agent at lunch, but the one who's covering for the guy who follows it is definitely not on the ball. He gave me some kind of confused speech about the fact that they've chased both solicitors yesterday and today but had no answer and they basically don't really know. I can't believe that it's been literally more than 3 weeks all enquiries have been satisfied now, and we still haven't even managed to exchange. 
    Debt free journey started 30/08/2023:

    Hi everyone, our situation is Buyer (Renting) > Us > Vendor > Vacant Property.

    Searches have been sough for us and our buyer I believe. I'm really curious (and the control freak in me is screaming) to know what's going on with the 'vendor > vacant property' side of things. Are they making progress? Are there any holds ups? Searches for the area both us and our vendor are buying in are taking approx 4 weeks so I'm keen to know if the searches for the vacant property have also been requested yet. Is this something we can find out or is it just waiting for info?
  • @cheeky-peach you can email your local council land search team and ask if they have been requested if you know the address. If not just ask your EA if they can get an updated from your seller.
