  • More email tennis today. The solicitor has pointed out that the property we're buying has no gas boiler service record (though there is an installation certificate) and he's pressing us to get a service.

    The boiler is in the spare room and we are looking at moving it/replacing it as part of the works we want to do into the kitchen area so it's going to need work anyway! So I'm tempted to tell the solicitor - just go ahead it's fine

    More email tennis today. The solicitor has pointed out that the property we're buying has no gas boiler service record (though there is an installation certificate) and he's pressing us to get a service.

    The boiler is in the spare room and we are looking at moving it/replacing it as part of the works we want to do into the kitchen area so it's going to need work anyway! So I'm tempted to tell the solicitor - just go ahead it's fine 

    Yes do instruct your solicitor to proceed without the gas service.  The solicitor doesn't visit the property.  If you have plans to change it, then there really is no need to debate this, but legally the solicitor has to advise you, which they have done.

    @BountyBlink I did but it went to voicemail as usual.. I wrote her already, let's see when (if) she replies.
    I've got lots of meetings today sadly so I had to hold off before calling the agent. 
    On another note, I provisionally booked a removal service for mid-July, confident of the fact that, even if it drags further, it can't possibly drag another month.... or, can it? It's already dragged 3 weeks since everything was supposedly "ready"   :smiley:

    I figured as much, it was just more the reassurance part at my end haha. The solicitor was somewhat condescending about the matter as I'm moving from a new build to a 60s build and he seems to think I'm unaware there may be issues in the future!

    Awww I'm moving to a 60' building too! Yes I guess they have to do their due diligence on it, but I also don't see a reason why you can't tell them forget this and let's continue as I'm not going to use that boiler anyway.

  • Just given authority to exchange, fingers crossed the vendors solicitor confirms quickly as the vendor is the one who has been pushing for this (he phoned the estate agent 4 times yesterday afternoon for an update!) Keeping my fingers crossed for everyone else trying to exchange today too! 

    Currently working surrounded by half packed boxes and bags! Hopefully I'll be able to focus on my actual job again once we exchange rather than being interrupted by phone calls every 30mins!

    Congratulations to those with good news already today and fingers crossed for everyone else.

    So yesterday’s debacle was not exchanging again and finally finding out the bottom of the chain wanted to delay completion before they would agree to exchange, due to not being confident the funds would be in place in time. My buyer is understandably not happy as they then won’t meet the end of June deadline. 

    So it all hangs in the balance. We would agree to the delay as long as we exchanged but if the buyers don’t want that it will be back to square one. Trying to keep calm at the moment and not think of the worst but have to prepare myself.
