    Somewhat bizarrely, my GF's sale, which fell through about 6 weeks ago, is suddenly back on.  The absent and non communicative buyers have got a mortgage offer and although they've missed the SDLT deadline, are happy to progress.  Although 'happy' is probably the wrong word - their equally non communicative solicitor told our solicitor on Friday that she didn't know if they still wanted to buy the house, but the EA has just said they do.  It's been the most bizarre process I've ever seen  - and I won't believe it until it actually exchanges.

    Good luck everyone, keeping fingers crossed we've all got some good luck coming our way asap!
    We rang the EA this morning at 9.15am to ask for an update and they said they're calling the sellers today to find out as they've not heard anything over the weekend - they'll call me back once they've spoken to them. Still waiting to hear...
    Our conveyancers told us to put insurance in place from today which i was a bit unsure of since we've not even confirmed the sellers have had their offer on rental confirmed, but they said that everything else is done and that's the last thing so just do it and can always cancel within 14 days if not needed (it better be needed!), so that's done too. Now we're literally just waiting for confirmation we've exchanged. 
    Such a hectic day for work today too and i can barely concentrate - called a client by the EA's name! luckily they laughed it off though i'm not sure i'll be so lucky if it keeps happening!
  • Finally managed to get the bank details for our solicitor and have sent the funds across via chaps but the estate agent keeps calling asking when the money will be with the solicitor as the top of the change wants to exchange today! We are a very small chain and all the solicitors seem to be on top of things but until middle of last week there had been no mention of meeting the Stamp duty holiday deadline (our purchase is under the limit by a reasonable amount and the vendors aren't upsizing) .

    @BountyBlink I'm keeping everything crossed that today is the day for you, I too am feeling sick with nerves/anxiety!

    Definitely chase them up over this as they should have responded by now!
  • Keeping everything crossed for those of you waiting for good news. I’m keeping a nervous eye on my email as worried my buyer is going to make another last minute demand. Not due to Complete until 28th and still not sure if plan is to Exchange and Complete on the same day, I can’t get a straight answer from my solicitor.

    I'm just in email tennis with solicitors and estate agents.

    Our buyers remain keen to proceed for July 9th, our vendors solicitor didn't pass this detail on and he's preferring the 16th! 

    There's still some outstanding queries but again our vendors solicitor hasn't passed these on - he was completely unaware and ready to progress as needed. Frustation

    ok so mega update from me after hearing nothing from the buyer for weeks they have decided they want completion by 30 th of this month que mad panic trying to get removel help and a van instead of renting a van I now have to pay 3 times as much for a couple of men and a van as hubby can’t get time off  we were all booked skip and van for first weekend in July so now just going to have to knuckle down and pack pack pack every evening permission has been given to our solicitor to exchange so maybe today that will happen who knows  just feeling a bit overwhelmed right now

  • I have officially given up hope of making the deadline. It's a bit sad (and rather expensive) but I also now feel remarkably more sanguine about the whole process... I've been living with long covid for the last 9 months and I've really got to focus on making things as stress free as possible for myself because I've noticed that my energy levels have tanked since I got really wrapped up in the sale. So the first thing to go is worrying about something that I can't actually control.

    I went to see the flat yesterday and spent some time mooching about the area as well and I'm totally in love with the area. It's tucked between ultra built up and fancy Canary Wharf and Stepney Green which is a really lovely and historic part of the city. And I'm less than 10 minutes walk from a city farm! I was so excited to get to pat some goats :smiley:

    After the second viewing I've decided I'm going to make a complaint to the homebuyers surveyor about their report - not only did they say that the wall was structural when it wasn't, and get me all freaked out about Japanese knotweed that didn't exist, they missed several blown double glazing units and a seriously dodgy hack job of ventilating the downstairs shower by roughly drilling holes through the wall. I have absolutely no faith in anything that they've written.
