Offer accepted for a new build in early April.
Reports about search results and enquiries were back on 16/6. My solicitor has follow-up enquiries on one of the breaches they found in the search report.
All enquiries are now back at 18/6.
I can't wait for tomorrow morning and tell my solicitor to fix the completion date within this month. We can't miss the stamp duty holidays at the last moment!
Does anyone have any experience of how long it will take to complete after all enquiries are back?0 -

Sometimes days, some times weeks, some times months!!! Depends on speed of solicitors etc. If everything else is in places and contracts signed, deposits ready etc should be fairly quick....0 -

Update on our purchase
as I’ve mentioned in previous posts we are doing a commission purchase from my parents and buying their house we Rent from them and under market value, using the difference between value and the price my parents are actually selling at as deposit.We instructed solicitors on the 1st March after having our mortgage accepted.Searches were all back on may 26th. My parents solicitors were not answering enquiries.Fast forward a lot of going back and forth with my parents they’ve finally acknowledged these enquiries our side sent back in April!!!
as it’s a commission purchase and selling undervalue my parents needed to have a legal document drawn up to Insolve the difference between market value and purchase price. And have it signed and witnessed by an independent solicitor, their solicitors knew this would need to be done back in April!!!! This is now being signed tomorrow afternoon. An email copy will be sent straight to their solicitors with a paper copy also being sent.We are hoping to exchange next week.By far the most stressful time of my life.0 -
Good luck to all this week. We're completing today, so unless all goes horribly wrong then it should be the culmination of 31 weeks of waiting and hoping!
Of course we still have to move all our stuff but that's another challenge. At least we've got a renters-buyers overlap period so don't have the stress of doing it all in one day.1 -

Not sure if there would be anything else to consider or await depending on the readiness of the house you're buying, but from a legal perspective you should be good to go.0 -
Good morning everyone, had a bit of catching up to do and @BountyBlink yes, I can confirm my weekend went exactly in the same way! Not being able to switch off, not being able to sleep and not being able to do pretty much anything apart from mulling over what is going to happen this week (if anything is going to happen), and watching an insane amount of Agatha Christie's Poirot's episodes (it's my TV equivalent of comfort food). I even don't feel like talking with friends and family, as I can't really talk about much else by now, and I know they must be soooo fed up with all my ranting and moaning about the process! My family lives in Italy, and the process over there is way quicker and much more straightforward with much less need for middle men such as solicitors, so there's not much sympathy I get from there, and their utter disbelief for how the weeks can just drag on makes me even more upset, so I stopped updating them!
