Your solicitor sounds like mine. Competent, follows my instructions but very little communication. They do it every day and forget that their clients only do it once every 5 years so don't know the ropes. Once the finance is sorted and surveys done not a lot you can do whilst waiting for searches.
I'm just impatient and trying to guess timings. We've now gone over the date for our notice period on our rental and our landlord is asking us to sign for another 12 months. We'd not told him we're buying yet as I want to be able to give him a timescale - he's a good guy but he wants long term renters, not a rolling monthly contract. I don't want to mess him about too much.

    Congratulations Upsy! :j

Nothing much to report for me today. Paid for survey, and emailed solicitor for an update - basically everything and everyone is ready now except our mortgage offer  Fingers crossed for tomorrow or Monday at the latest!

Apparently as soon as they have that, we can go in and sign things and start talking dates :j We're keen to go as soon as possible, as are our buyers, and we're buying an empty house. We have no real restriction on dates so I'd hope we can move quickly - once the blithering mortgage is here!

That's a tough one as the solicitors have no control over the searches, as mine says the local one takes the longest and is the one most likely to raise questions. So until it's in you can't get an accurate completion date. However your landlord is going to press you as Xmas is the worst tine to look for new tenants and he won't want it vacant over that period.

Well sad to say I have to leave as my buyer has gone so my chain is over
But good luck everyone and my little bit of advise is make sure you chase both ends of the chain ie buyer and seller dont fixate on only checking on the house your are buying like I did

In the words of Arnie ....I;ll be back

Some news at last! Things are progressing, woohoo!
Finally find out how many people are in the chain. It is a relatively small number so I am pleased about that. Purple Bricks sent the paperwork to the wrong email address and it’s taken until today for anyone to realise :huh: which is beyond me! But at least it is getting sorted. Also, Solicitors seem to be very efficient and are better st communicating now things are progressing faster. YEY:p

Oh no! Are you trying to find another buyer? Have your sellers pulled out or are they willing to wait for you?

Glad you're seeing a little bit of progress RXT :j

Akahotpot - that's rubbish news. Hope to see you back here soon!

    Congrats Upsy!

    dpearson86 - gawd, I hope I don't have any dramas like that!

Structural engineer came today and thank God the house isn't about to collapse so hopefully the buyers will still be buying it. Really have no idea what's outstanding as was led to believe we're all ready to exchange. Watch this space - hopefully next week!

I've had a permanent headache for around a week. Although of course that may be the nerve-calming alcohol LOL :rotfl:

    Good luck all x

    Thanks Cheery

Yes I have first refusal but as we were so close to completion it has left the poor guys I was buying off in a tricky situation for their purchase so they have dropped the price and I think their house will be snapped up by someone else

Sorry to hear that Akahotpot, hope you find new buyers soon. I do think your buyers are super rude not to notify the EA they weren't progressing.

Good to see some glimmers of hope o the thread today. We've had contact from the solicitor. The original building control certificate hasn't transpired despite the many avenues she's tried and she has tried hard! Sellers sols have now offered (another) indemnity policy to which we said YES!! Unfortunately ultimately it's our lenders decision so she's put it go them today and were waiting for their reply. Could be 3 to 5 days before the respond but hopefully not. Fingers crossed.
As far as we know that is the last thing to be sorted before we can exchange so we could still be on track for 17th completion. We shall see...

Pumpkin I would have thought only a couple of days for a decision like that from the lender so sounds good for you.
I had an email from my sol yesterday to say replies to all enquiries received and we should receive engrossment documents from the sellers solicitors for signing early next week.
It looks like we might be able to exchange before our deadline of next Thursday afterall!
