    My EA rang yesterday, apparently completion is agreed for the 21st by all parties, but for some reason exchange is delayed til early next week. He said it was something to do with loan drawdown.

    But my solicitor knew nowt about that when I questioned her, so someone is lying. Or something has gone wrong...

    Argh!!! Any ideas?
  • 20 weeks in. Mine has sold but my purchase is stilllllll going through so I'm between places now which is so demoralising! I just want to be in by Christmas
  • Pumpkin I'm aiming for the day before you on the 16th!

    I was hoping to have exchanged this week but as it's gone on I'm getting increasingly demoralised. Everyone is on the seller's solicitors back for the last couple of enquiries and the seller has agreed the 16th but I feel unable to start doing anything until it's actually exchanged. Need to order a bed and fridge to be delivered...confirm.date for man with van and let my 'LL know so they can refund my deposit and sort out moving date with their new tenant (supposed to be on the 18th!!!).
    Will try and do.some decluttering so I feel productive...

    Has anyone already exchanged? We're signing contracts and deeds tonight and shes mentioned needing to get buildings insurance in place but i cant do that til we exchange??? Shes not mentioned anything about our deposit either. We're supposed to be completing next Friday but still need to get our bonus from our htb isa and request mortgage funds from santander who require 5 days. We're in at 4 so nothing will be done tonight.
    The seller has signed his contract and returned it to his sol (this was last friday) and the property is empty so we're officially waiting on our sol to get things finalised.

    Anyone been in our situation and still managed to complete?

    We are really far away yet :( I’m waiting for my buyers valuation this morning and then their damp & timber survey next Wednesday :eek:
    I’m going to return the paperwork to the solicitor for the house we are ( hopefully!) buying later today but not pay for the searches till I know the survey etc is all ok & possibly till we have a mortgage offer, although I think that could be pushing it time wise.

    Glad to see plenty are making progress.

    My sol's assistant sent me an e-mail today, confirming that they hadn't received the offer, but were expecting it in the next few days, and that she's done some work on our file. Some enquiries received back, others still waiting but have had communication from seller's solicitors about the outstanding ones.
    Really good to know they're still working on our stuff even while the solicitor is on leave and things aren't just on hold. Seems to have been the first e-mail that wasn't just a quick answer to a question, but actually explained what was happening. Happy with that.

    Well it looks like we're heading into yet another weekend without a mortgage offer :wall: They said 'a couple of days' on Wednesday. SO bored of this, especially as everything else is ready now :eek: Stupid estate agents just chased me again - do they really think I'd sit here with a mortgage offer and not bloody tell them?! :wall:

    Try a comparison site or your existing insurer (if you have one). Just make it clear you're not in the property yet. I managed to do it on comparethemarket so know it can be done.


    Once you exchange, ring them first thing. I'm sticking with my current insurers (on a very temporary basis) so I already have the policy number and they will keep my old house insured too (for up to 60 days which I def won't need). Saying that, they did eff it up and switched it to my new house and left no bloody insurance on my current one. Ho hum. Took two attempts to sort it out too so I still nearly ended up with no insurance!


    The solicitor, lender, etc need to know the property is insurable. They don't want to exchange in case there was some unbeknown reason why insurers won't insure it! You'd be left without a paddle...

    Ahh ok thanks. I had a quote but it ran out on the 1st. They were prepared to insure it when i phoned up so hopefully i can just use that company still.

    Went in to sign a million forms today, our sol got the confirmation from the sellers solicitor that they were happy with the 10th (only took them 8 days to send the email lol) and we're set to exchange on tuesday after a last viewing of the house. Shes requested all funds today and said we should (all being well) be finished and have the keys not long after 11 next friday. Im glad we went in to sign, it was well worth the hour it took to get there.

    I've come to dislike weekends now, knowing nothing gets done is so frustrating. Luck to everyone for next week, hope we all get closer to completion

    Apparently it's gone for 'final underwriting' (I thought that's what they were doing this week?!) and the offer will be with us on Wednesday :wall: That'll be 13 weeks after we put our offer in on this house :eek:

    They'd best come back with a full offer and no more quibbling after this :mad:

    Hey ho, weekend now. As annoying as it is having no progress, I kind of relax a bit knowing I'm definitely not going to get a phone call with something else having gone wrong :o

    And now the lender gets another 3 days on my Spreadsheet of Blame :p They're definitely out in the lead! :D
