    Good morning everyone, and a special thought to everyone who is waiting for news this week, or is trying to exchange or complete this week! 
    As of Friday, there's been an unofficial agreement that we might be able to exchange today, although the seller's solicitor doesn't inspire much trust. Me, my solicitor, the agent, the vendor are all ok to exchange today, but no real agreement that they are ready from the seller's solicitor. Let's hope we hear soon!

    Debt free journey started 30/08/2023:

    CC1 - 5,151.92 now 5,335.15
    CC3 - 4,166.15 now 5,345.28
    CC4 - 4,625.87 (balance transfer from CC2) now 5,717.24
    Current outstanding: 16,397.67
    Debt free by Jul 2027.

    It beggars belief that socilitors can be so nonchalant about it! I'm refreshing my emails on a minute-by-minute basis here (in addition to working of course!).

    Hi everyone first time posting on this thread, congratulations everyone who have exchanged so far, to be honest I don’t know weather I’m coming or going, we in the middle of buying a house but the house is going through probate, will be a few weeks before probate is granted apparently, anyway I rang solicitor last week and 2 searches have come bk fine and waiting on another 2, my question is are we supposed to chase the solicitors because I don’t hear from mine unless I ring her, are we supposed to have and email bout the searches as I have had nothing, to be honest I haven’t got a clue what we doing as we FTB thanks 
  • Hello, a little update from me though I posted a while back now it is just nice to type things out.
    Bit of context to save anyone going back: FTB, waited 4 months for mortgage offer until my application was randomly 'closed' for no reason (not accepted or denied). 

    Well, we got our offer finally! Great news, papers came through Saturday. But my name was spelt wrong on all indicated areas of the paperwork.  :s Feels just a bit like it wont end, haha.

    Welcome and good luck on your purchase! I don't know much about probate, as that's not my case, but I can tell you my solicitor waited for all searches to be back, to put together a report on them and send them all at once. They have to send them to you, so that will definitely happen. Sadly I learned at my expense that some solicitors are not great communicators, so you might want to be on it and ask for updates regularly. You can definitely write them now to ask if they have received all the other searches and if they can let you know when they will be ready to send them to you, and chase from there.

    Good luck to everyone this week. 
    I've had an e mail asking for my authorisation to exchange with the 25th for completion, thats the date I proposed a week ago due to that being the only date my removals could do. So I am so glad I threw that date out there. Even though my estate agent wasn't impressed and said I can't just pick a date without the solicitors deciding. But I honestly think if I hadn't we wouldn't be completing before the end of the month. My solicitor actually really got going with wrapping everything up it was just our buyer that has held us up another week. 
    The only thing I wasn't told is when exchange will be , im hoping today. 
  • Anyone know how you can get your sellers solicitor to reply to your solicitor with and EA who is not very helpful! I swear she just ignores our solicitor. Our solicitor sent them an email Thursday am saying they needed to reply as a matter of urgency and still nothing! Also does anyone else hate how everything is done by email??

    Just got a call from the agent AND at the same time an email from my solicitor! So much communication all the once, suddenly, it almost felt overwhelming! So, the seller's solicitor is happy to exchange and complete ASAP, and my solicitor wrote me asking to confirm I authorize her to request funds from the lender for completion next Monday (21st). As soon as she gets confirmation, she will be ready to exchange, although she said it might end up to have to be tomorrow, which is fine. Now nervously waiting for some news!!

    @justwanttomove I can 100% relate! My solicitor asked for agreement of dates to the seller's solicitor, and they didn't reply for 2 whole weeks, in which I went completely crazy and stalked my solicitor and various (3) different agents in different offices of the estate agents. After getting really angry with two different people in the sales office at the headquarters, I was finally put in touch on Friday with a competent one, who was willing to get things moving and finally managed to get hold of the seller's solicitor (not even the seller had been able to be in touch with them, apparently). He got everyone going and has now ordered both solicitors to copy him in the email conversation about exchange so he can be in the loop, so hopefully it will go smoothly. I don't think this is standard practice, but it was definitely needed in my case. What I learned for (an hypothetical) next time, is 1) to constantly press my solicitor for updates and 2) to make friends with the seller's agent so that I can press the seller's solicitor from both agent and my solicitor's sides - if this doesn't work, go up one level at a time in the line management of the agency!
    Hope it helps and things move quickly for you! Definitely press the agent and your solicitor for updates daily!
