    I thought I’d check in with the final twist of my saga...from my beautiful new home! We completed yesterday and so smoothly from my side (I knew it was too good to be true!) and got the keys to the new house around 230. On my way the removals man called to say he was at the house...which was locked...and still full of furniture!

    Que manic call to agent who found out there has been an issue with removals and my seller was having to move a 4bed house in a transit....30mins away. And he didn’t want me going in MY house until he was done!

    Anyway, solicitors got involved and his partner did turn up to ‘let us in’ ( MY HOUSE) around 4pm and I’m sending them the bill for the costs of my removals men sat doing nothing....(I know we could have just barged in but sols suggested we were a bit tactful)

    but it all turned out in the end so never give up hope!!!!
    Oh my goodness! That’s dreadful! When you think the nightmare has ended that happens to you! You can’t write it! So happy though it’s nearly all done now!!

  • Am waiting on tenterhooks for accord to confirm funds before exchanging. Despite submitting everything in good time they are saying they can only confirm a few days before completion date due to doing everything in completion date order. This is making me and the vendors very nervous. 

    Anyone else have this issue with Accord?

    Hi all ,
    Is it a requirement to get the boiler serviced before sale ? 
    I’ve got a 2 year old boiler , and got it serviced by British Gas every year. 
    This year they were supposed to come out in May , got cancelled due to covid. Got it rebooked for July. 2 days ago that’s got cancelled as well. 

    Now my buyer/their solicitor  doesn’t want to talk about completion dates till I get it serviced. 
    It’s not a lot , £65 , but it’s an almost new boiler with good history, I have all the paperwork etc. 

    The house I’m buying didn’t have the boiler serviced since January 2020 , that boiler is only 3 year old. But I’m happy to pay for that. I’m not forcing my seller to service it for me. 
    They provided all installation and service papers till today. 

    This is literally the last thing before we can exchange , so now I’m in a manic rush to try and find a proper engineer who could service it for me.

    It’s not a lot , £65 , but it’s an almost new boiler with good history, I have all the paperwork etc. 

    The house I’m buying didn’t have the boiler serviced since January 2020 , that boiler is only 3 year old. But I’m happy to pay for that. I’m not forcing my seller to service it for me.

       We've had similar issues with British Gas. We had their home care cover, but they couldn't come out to do a boiler service which is included in the plan until July, unhelpful when we were aiming for June completion. We did manage to get another engineer to come out and get the boiler service done, although it's frustrating to have another cost, it meant we made completion for 25th June and have exchanged. I'd rather take the 10+k stamp duty saving than squabble about £60. 
       I'm not convinced we'll take out British Gas Home Care Cover again though - useless the last 18 months!

    That’s exactly the same thing I have with them. 
    Last years appointment was only a few weeks late. 
    So I’m really surprised they cancelled this years totally :( 

    they did offer me some money back. So I can spend that on the engineer :) 

    luckily the house I’m buying is under the stamp duty threshold till end of September , so as long as we done by that I won’t need to pay anything.

    We had the same with our boiler and British has home boiler cover. What I did was in the app book an emergency call out and I said water error and they came out in 2 days in my area and when the chap turned up I said it was working but I needed a service so he did it for me. Technically not the best way to do it but I was not paying out for boiler service when paid every month.

    So....had bad news this morning that a house in the top of the chain has pulled out , so feeling totally gutted. Was aiming for exchange next week. We have just spent today basically having a pitty party. Hopeful that the buyers of that house  find somewhere else.  But they were also talking about putting their price up , so the buyer who offered on it in the chain may not be able to carry on anyway now.  Nightmare xx

    Furniture ordering question.

    I visited my friends this weekend and really liked their sofa. It’s currently very cheap at SCS. One of those offer ends tomorrow deals. I haven’t exchanged yet so I don’t want to commit but can I safely assume it will likely be on sale again when I have exchanged?

    I'm praying for a miracle that we get a call tomorrow saying we are ready.... question for those more knowledgeable than me, how long before exchange do they need for the deposit to be transferred?
