    I really feel for you. I don't know whether you have to move or not, or were just taking the opportunity to do it now. If its not urgent, my advice would be to take a break and try again next year.

    If its any consolation (& I know it probably isn't!), we tried to sell our 'marmite' house back in summer 2017 as we needed somewhere with less outside maintenance. Nothing remotely comparable for miles around, no local sales for many years, plumped for middle valuation of 3 local EAs. Very slow trickle of viewers - all very positive, loved the house BUT ... then listed one or more of its many quirks. Got fed up and decided to stay put. 

    Fast forward 3 years to summer 2020 - can't travel due to lockdown, local market busy with people wanting quieter life & more outside space. Hmmm, that's just what we have. Back on market - very steady stream of viewings, including people who'd travelled 200 miles to view. 2 identical lowish offers on same day. Tell them to come back with best & final. Both increase to over asking price. Accept lower offer from  family who love our 'marmite' house as much as we do. All goes smoothly apart from our vendor withdrawing shortly before anticipated exchange. Bite the bullet & keep our promise to move into temporary rather than lose the chain, while our 2nd choice purchase progresses.

    Cut a long story short - I honestly believe someone will love your house and not mess you around. You'll also find somewhere else as good as/better than your current onward purchase. Just maybe not right now.

    We are expecting our first baby and wanting to move somewhere bigger. We thought we would try to at least get the viewings etc. sorted before the baby arrived. The idea of keeping a house tidy with a newborn seems...challenging!

    Thinking we might keep the house on the market for another month (we've managed to get offers in a couple of weeks each time we've marketed) and really focus on ftb/cash buyers.

    It really depends what our vendors say -they don't have an onward chain, have already moved and we offered asking price. However according to their EA they were torn about what to do last time it fell apart, so we'll see!

    I go from being really zen, to being so mad that people can mess others around with so little thought!!
    Just catching up. My advice would be to change estate agents, we were on last year with one and had 4 viewings, no offers in 2 months. Went in with another one and had 9 viewings and 3 offers on first day. Sometimes a change of photos and enthusiasm from a new agent clinches it. The first agent we went on with was the most popular choice in our town and the second one and the one we sold with were a much smaller agent and they seemed to fight for the business. They were superb from start to finish. We also had a very hard house to sell. Maybe get some other agents round.

    Completion date agreed for 28th June, my solicitor has just asked for authority to exchange - finally getting there !!

    I've been trying to buy a flat since December 2019, I can not wait to see the back of this all!!!!


    Congratulations!!!!! Have the best weekend now that you don’t have to hold your breath anymore!!! Amazing news!

    An update from me... top of the chain that put in their offer on vacant house only 2 weeks & 2 days ago, they have had survey, searches & sent enquiries - so fast. I have spent most of the week on phone calls and emails, but you know what they say “the squeakiest wheel gets the most oil”. 🤣🤣

    Now got to ensure that our funds are with solicitor next week, and will ask our solicitors to drawdown mortgage funds in readiness. 

     At this point I am not sure if we will Complete before 30 June (only 13 working days to do so) but at least no regrets for us, because we can say to ourselves we gave it all we could. 

    Should find out more next week. 

    Really good to see more exchanges this week, but hugs to all that are experiencing many delays.

    Contracts signed yesterday for completion on 29 June.  Managed to book a removals firm - but was tough.  Most are booked up. 

    Can’t get excited yet - still waiting for something to go wrong!!!

     congrats!

    I thought I’d check in with the final twist of my saga...from my beautiful new home! We completed yesterday and so smoothly from my side (I knew it was too good to be true!) and got the keys to the new house around 230. On my way the removals man called to say he was at the house...which was locked...and still full of furniture!

    Que manic call to agent who found out there has been an issue with removals and my seller was having to move a 4bed house in a transit....30mins away. And he didn’t want me going in MY house until he was done!

    Anyway, solicitors got involved and his partner did turn up to ‘let us in’ ( MY HOUSE) around 4pm and I’m sending them the bill for the costs of my removals men sat doing nothing....(I know we could have just barged in but sols suggested we were a bit tactful)

    but it all turned out in the end so never give up hope!!!!
    Bl**dy hell. That’s the last thing you need after the what you’ve gone through!  Hope you managed to get your bed set up & bottle chilled. At least, that’s all that mattered to me on our first night😘.

    My GF's sale (or non sale) is getting more and more surreal.  She had an offer in March which she accepted.  The buyers were then unable to get a mortgage and refused to communicate, so she put it back on the market.  All of a sudden a couple of weeks ago, a valuation was arranged for a new mortgage application for the same buyers.  Nothing has come of it yet, and the buyers still won't communicate, but the Estate Agent is refusing to send any new viewers until they see if the mortgage offer comes through, even though my GF has asked them to.  (The buyers have not said a word to the Estate Agents in 2 months).  So she is going to move agents next week.
