    We got our completion date for the 25th June!
    Been a fairly long journey for us as first time buyers, but nonetheless I am so happy we have our own place!
    Been packing boxes all weekend!

    Furniture ordering question.

    I visited my friends this weekend and really liked their sofa. It’s currently very cheap at SCS. One of those offer ends tomorrow deals. I haven’t exchanged yet so I don’t want to commit but can I safely assume it will likely be on sale again when I have exchanged? 
    We have been ordering furniture from the moment our offer was accepted!

    If you have the space, why not buy it 😊 we bought where we found bargains and it actually helped a lot starting earlier as its less panicking now we have exchanged!

    It's so great to see the progress in the last week and some getting over the line. We got our mortgage offer through on Friday which was a great start to the weekend. We have heard from our solicitor today (yes we are so lucky that she gets back to us quickly and even on the weekends) that enquiries have been logged with the sellers and our searches should be back this week. Things seem to be moving at a good speed as we only offered early May. Hoping our buyers are progressing at  the same pace, as we are a small chain with FTB, us, vacant property. Good luck to everyone working on exchanges and completions this week, fingers crossed for everyone.

We've also spotted a "back up" property which we are going to view. Although I suspect that given the lack of houses coming on right now it will be snapped up before the week is out.

    All the best to everyone this week, personally I foresee a week of phoning the solicitor and being fobbed off by her annoying assistant. At this rate I will be so packed up ready to go that i'll be living out boxes completely :D.

    I'm also in this position and am waiting on solicitors to confirm exchange date and allow me to transfer the deposit. I'm planning on sending a couple of quid first and having them confirm back to me what amount they received, just to be certain!

    When your solicitor is notified the chain is ready they will ask you to send in the deposit. However, as this month is the busiest conveyances will have, I wouldn’t wait to hear. This is when the agent you are buying through will be able to guide you: 
    If you haven’t already, send the agent an email to say, you have not sent deposit as not yet been requested from your solicitors. 

    If the chain above is almost ready a good agent will press you to send deposit in readiness to you solicitor. Faster payments would be better as with your solicitors within 2 hours. 

    I would definitely get on to the agent and make them aware you have not sent deposit just so it’s not a rushed job.

    I thought I’d check in with the final twist of my saga...from my beautiful new home! We completed yesterday and so smoothly from my side (I knew it was too good to be true!) and got the keys to the new house around 230. On my way the removals man called to say he was at the house...which was locked...and still full of furniture!

    Que manic call to agent who found out there has been an issue with removals and my seller was having to move a 4bed house in a transit....30mins away. And he didn’t want me going in MY house until he was done!

    Anyway, solicitors got involved and his partner did turn up to ‘let us in’ ( MY HOUSE) around 4pm and I’m sending them the bill for the costs of my removals men sat doing nothing....(I know we could have just barged in but sols suggested we were a bit tactful)

    but it all turned out in the end so never give up hope!!!!
    so happy to see you are finally in your new house!!! It sounds like nothing was easy until the very moment you got in, but you are there now!! Hope you have an amazing time there! Will miss you here on the thread! :)
