I'm also having a moan.
Our solicitor seems to be incapable of communicating and keeping us updated.
FTB - no chain and vendor going into rented.
Had our offer accepted 11th May and instructed a solicitor immediately, booked survey ASAP. 2 weeks later we'd heard nothing from the solicitor, called her up and she said she hadn't had the sales memo. Fine. Chased EA and sales memo was sent 2 days later. Our solicitor finally 'opened the file' and sent through client docs on the 1st of June, we returned these all on the 3rd and transferred the search money.
Not a peep from her since apart from one email where I'd asked her if she needed anything else and if the draft contract had been received - to which she responded 'brill'
Called her up and she said she hadn't had a chance to look at anything, asked us if we'd sent search money, didn't know if draft contract had been received and said she'd send up update on Friday 11th. No update sent.
At this point we've got the survey done, the mortgage offer through but have made what appears to be zero progress on the conveyancing front. I'm annoyed as I'd like to get the searches ordered etc.

The whole process is stressful, especially the lack of control and not knowing what is happening. BUT time spent answering impatient clients' demands for constant updates (especially when there is nothing to update) is time not spent on actual conveyancing.
Having been through it all recently, I do realise its difficult though.0 -
Update from me the EA finally replied with the following I have just heard back from the buyers solicitor that she has had searches back and reported on – she has just raised the last enquiries to your solicitor today.
Once these are satisfied and the replies back to her – you are then ready to exchange contracts
No time scale discussed at present due to the solicitors needing to get these last few things answered first.
The is the very last of the stage – all I can say is that it should be withing the next couple of weeks
Sorry to be vague, but please appreciate – I don’t know the solicitors workloads and how quickly they will be able to turn things around or if they will need to write to you again for some of the answers

Waiting is tedious and I've not even been waiting that long! Our solicitors proposed 'as soon as possible but no later than 28th June' for completion last Wednesday but the seller's solicitors haven't come back yet with a reply and they're normally really quick!
We've got a viewing at the house tomorrow evening to have another look around and measure up rooms, furniture sizes etc. and the EA said they were wrapping up last bits with their onward (empty) purchase so should hear back this week. I just really want to get a reply that says 'we're ready now! release the funds!'
(I may be slightly overexcited and impatient having spent the weekend viewing fridges, washing machines, sofas and paint, but also because it's looking more and more likely I won't be able to take time off work until after 26th July!)0 -

Offer accepted (after a best and final with 12 other buyers!): 21st May
Mortgage: AIP given 17th May and updated to match final offer on 19th May (with Platform)
Mortgage: Full application submitted 21st May
Solicitor instructed: 21st May
Survey: Surveyor booked: 21st May
Mortgage: Valuation survey conducted 1st June
Mortgage: Enquiries received by MA 3rd June (responded back on 4th June)
Survey: Surveyor conducted HBR Level 2 7th June
Mortgage: Offer received 11th June
We are lucky to be in a chain free transaction - we are coming from rental and vendors are selling due to inheriting (they live overseas and probate fully sorted).
So far things seem to be going as well as they can be expected in the current climate I think. Our solicitor seems to be slower than what I've experienced on previous purchases (but expect she is prioritising anyone that has a chance of completing before end of June)... and Surveyor has been very poor to communicate in general.. he doesnt seem to answer the phone when it is from a number he knows/is someone that has already booked and paid for their report; but has managed to pick up my calls when I have used my partners or sons phones immediately after calling from my number (obv thinking that is new business). He said on Friday that we would have the report over the weekend and certainly by Monday - not come through as yet so not expecting to see it todayHow long did you wait for your reports? - We were due to buy last year but it fell apart, we had the report in 48 hours (but appreciate that was in a different climate). Starting to wish I'd used the same guy as before - only reason we didn't was because he quoted the end of July before he could even get out!
The house is a 1980's brick build, and we have no real concerns - but given we'd paid his fees well ahead of him attending, and how poor his communication has been, I feel a bit peeved. If he called me and said "I'm snowed under, but you'll have it next Monday" I'd actually feel a bit better about it all.
I'm feeling happy that the mortgage has been approved (I was made redundant after 14 yrs in my job in March, and although I started a new job straight away I was a little shaky about the mortgage company accepting my income).
Now just hoping we can get some communication from the solicitor and surveyor to move things through slightly this month ahead of things ramping up in July.

Hi Cookie211.. we were lucky as our vendors waiting until probate had been granted before they put the property on the market. They had even flown over and cleared the house before instructing the EA. I know that their father passed in 2020 - and the property came onto the market a week before our offer was accepted. Hopefully your one will start moving forward soon!0
