    I signed my contract a month ago and i'm no closer to exchanging. There are still 6 outstanding enquiries on my purchase.
    As far as I know there were 6 enquiries outstanding and the solicitor had to verify our proof of funds.

    It will be just under a month when I complete (28th June) between signing contracts and completion, I think it really depends on what's still outstanding - I had two rather minor (in my opinion) queries outstanding when I signed contracts so I knew they wouldn't hold me up too long. What bank did you have for your HTB ISA? May be worth chasing them up for it.

    Hi we also signed our contracts yesterday and dont have dates. My solicitor says she can claim the bonus 5 days before completion.  My statement from HTB came within a week. So hopefully yours should come soon.
    That’s good news thank you. I think statement was made on Sunday as I got an email. But I can’t login because I closed my account so just waiting for the postman.

  • Has anyone with delayed searches gone ahead with indemnity insurance in order for quick completion? I've just been asked to consider it to try & complete before end of June & unsure about risks? Trying to Google before calling solicitor to discuss (don't want to sound stupid)

    It seems notice-to-complete is 10 working days. As we cannot overrun the SDLT holiday, our suggestion is to exchange and complete on the same day to avoid the completion date slipping and the SDLT kicking in. The vendors want to exchange on the 21st and complete at the end of the month. 

    Is my exchange-and-complete suggestion reasonable in this case, what does anyone think?? 

    (More problematic is that the vendor's solicitor, as far as I can tell, has literally not done anything for a very long time. I think the vendor's should claim for a full refund. He can't even get them on the phone or via email, they just literally don't respond. Pay peanuts get monkeys and all that... /rant)

    I can see that makes sense, yeah. However, ours is only a straightforward purchase (we are not selling, they are not buying), so I'm thinking the greater risk (according to all previous experience) is their solicitor going completely AWOL after exchange until after the SDLT deadline... as opposed to literally being on the phone to do the full transaction in one morning or whatever. 

    I'm just wondering how much fight the vendor 'should' have about this when I suggest it. To me it doesn't change very much, we are both committed at this point!
  • Just had an email from our solicitor saying that our seller have asked for a completion date of the 25th June and we will exchange tomorrow!! Just sent out exchange deposit to our solicitor ready for tomorrow!

    Congrats to those making progress.

    Both my solicitors assistants have been out the office for a week doing exams apparently, great timing! My solicitor was meant to call my yesterday and of course didn't, think I've been allocated the worst team at the company as other people I know are having good experiences.

    I finally had an update, solicitor has requested yet more documents and asked us what date we would like to complete by. Apparently once we've finally provided enough proof of our deposit we are good to go.
