Update for me following some great advice from here i emailed our solicitor last night letting them know that the buyers solicitor had sent some enquires after the searches and today I have spoken to my solicitor regarding the enquires so they are now completed. He will send the answers to the other parties today and we discussed exchange he sees no reason why this cannot go ahead before the end of the month and completion by the beginning of July and will send the contract to us to sign. So fingers crossed and I better get on with packing up and selling all the spare furnitureSlava Ukraini1

Update from me. Just spoke to the EA we are purchasing from he can't get any response from our sellers solicitor either and have spoken to the sellers about this. The sellers requested the searches and paid for them over 3 weeks ago and they haven't been requested yet. So goodbye stamp duty holiday. Their solicitor isn't replying to anyone. The sellers also didnt know that their solicitior had asked my solicitor to do a form for her which was actually her job! I believe they are on their way home now to call their solicitor and make a large complaint! I guess there isnt much I can do other than write a strong email to the manager of the branch, but I am not paying them, I am just annoyed I will miss Stamp duty as they are sitting on paperwork for weeks.0

Update from me. All our searches are back, just 19! outstanding enquiries now. Our solicitor and the sellers EA have chased for a response from the sellers solicitor but nothing so far. Hopefully they will come back in soon. Any ideas how else we can chase this? Our solicitor is putting a call and email in twice a week since they raised the enquiries. EA is going to chase with the vendor aswell.
For our sale they have just booked the homebuyers survey, so both ours and theirs are happening on the same day next week(22nd). All enquiries seem settled from our buyer so if we can get ours back it's looking good for mid July. I think we have missed the SD deadline now unless we exchange and complete same day. It's not an issue for us but it would have been nice.

Keeping fingers crossed for all as things are moving slowly and steadily. Updates from me - still waiting to hear from the Lender that thay are happy with the Underpinning documentation and we can proceed for exchange/complete. Everything else is done. been looong 4 months. Precisely.Just a quick question and help needed- has anyone tried to amend the contracts to include that if Lender pulls out at last min on completion day than the buyer (myself) should not be charged with the deposit amount, as it's not their fault. Is this an easy thing to do? I'm just suspecting that our Lender is taking few weeks to review the Underpinning documents - even if they say yes there is no guarentee they cant say no at the last min...bit confused on how to protect my deposit. Vendor is not agreeing to same day exchange/complete as they are moving to a new build too.0

Just wanting to know if this is normal, our solicitor has asked that we send over our funds. But we’ve not yet had written confirmation of completion date?0 -
Last posted a month ago and don't think any progress has really been made in that time. We had a desktop valuation on the house we're buying carried out March 1st - all fine. Gets to mid May and some paperwork that is either missing or no longer exists has been highlighted and a full valuation needs to be done.Wait for the bank holiday to be over - valuation carried out then lost in the system of the bank. Finally received back at solicitors who now days "time to start thinking about dates" Thank GOD for that we think as it's been going on four months and my house is a big box ridden mess and obviously missing the SDLT cutoff would be nice. Hear back from solicitor - no promises but we can try (not sure at this point what is actually let to do but sure, both sets of estate agents useless but working towards w/c 21st June, only to get another email three days after saying that the valuation that has been redone has mentioned the thing they were redoing the valuation because of (funny that) and now the lender needs to agree that the house is OK despite the valuation saying that it is... So very confused and still no end in sight. We don't have a garden where we are now so feel like we're missing the summer in our new one (small problem but still adds to the misery!) and sick of seeing cardboard boxes!!0

Just putting out there into the world that the vendor's solicitors (after the vendor went absolutely ballistic at them about their lack of engagement, I am assuming) finally did something (!!) and we have agreed same-day exchange and completion on 28th June. It seems this might actually happen, we've stressed the whole time we will have to pull out if we miss the deadline.
Now the only worry is that the vendor's solicitor decides to take the week of the 28th off without mentioning it to anyone. I really wouldn't put it past them. Talk about cutting it close!
A Tuesday night raid of the alcohol cupboard is in order, I reckon.
