    Feeling fed up, was due to exchange this week. However we heard on Saturday someone at the top of the chain had pulled out. Waiting to hear if they will be going into rented or completely break the chain. I feel a mix of helplessness, gutted and angry that if we loose out house we have about 4k of solicitors fees to pay for and we are getting nothing at the other end  and 4k is a lot for us as we have scrimped and saved up for this move  to do it in the stamp duty window so we can get a house instead of myself my husnad and my 3 year old being in a flat. ugh

    I am so stressed, I am not sleeping and I cannot concentrate on work.
    Send an email immediately now to your solicitor and copy in your agent.

    The chain is ready. Confirm 25 June Completion. I give my authority to exchange without delay from today. 

    Please can you update me ASAP.

    then give it til after lunch, if no reply, forward it to the solicitor again with (Copy to vendor agent)

    if by 4pm no reply. Then email the partners... I can help with that later 
    By copying in the agent if there is a delay in upward chain they will come back to you. If agent doesn’t then you need to push your solicitor. You can do it. 
    I knew I came to the right place. EA has confirmed that chain is ready. I have sent the above first bit of the email. Now lets wait and see what happens.

    I am in the mean time chasing up the place doing the building insurance to make sure that's sorted.

    So sorry to hear that! This process is horrendous enough, without any need of added stress because of further things happening in the chain. I really hope the buyer of those who pulled out decides to go into rented, so the lower chain can still progress! Keep us posted! I'll keep fingers crossed for you!

    Just reading the above and like us a perfect worded email to solicitors/estate agents seems to make a difference in a matter of hours so to all those who reply THANK YOU  and to all those waiting my fingers are crossed for you x

    Oh so sorry. Why people mess with people’s lives I just don’t know. Can you renegotiate your purchase price? 
  • Finally spoke to my solicitor on the phone! All enquiries have now been satisfied and we can proceed to discussing dates! Finally! Our vendor wants to make the Stamp Duty Holiday so we're cutting it close but fortunately I can be flexible on dates to fit in around them! Fingers crossed for exchange next week and completion either end of next week or start of the following week. For those of you just starting out and those of you who have been waiting what feels like a lifetime, it really does happen eventually! (And very suddenly!) We are currently on week 14 since having our offer accepted and have felt like we've been almost there for a month now!

    Still have no news about my exchange, didn't happen Monday, didn't happen yesterday, hopefully it happens today, but no idea! I couldn't sleep last night! The lender sending out that form about building insurance when we asked to release funds really didn't help speed up the process, which I fear might be the reason why I haven't heard from my solicitor yet!

I'm currently on week 21 since my offer was accepted, I have no chain at all and no big problems came up, so I'm really feeling so much like groundhog day, every week passes without anything ever happening, even if I'm spending most of my working hours chasing left and right.

    Can I trump you with 28 weeks? lol however only 2.5 weeks since the chain became complete for third time lol. Hope we get in soon and can be in our gardens with a G&T!
