    Hi everyone, could do with some advice. Searches etc are all done, enquiries are sorted.
    1 June - Solicitors asked us for proof of funds for the money laundering. Everything sent back within 2 hours and said to expect a report back the following week (no explanation on what report that was)
    8 June - EA phones to let us know that sellers have signed and returned contracts and want a completion date of the 25th June.

    Our solicitor is now radio silent. No phone calls or emails answered. We have 0 indication of when to expect contracts, exchange or completion.

    Do I work towards this date as a completion date? What would delay it except terrible solicitor? (We are 100% happy with this date) Notice needs to be given by the 20th for the month to month rental

    I am so stressed, I am not sleeping and I cannot concentrate on work.
    Send an email immediately now to your solicitor and copy in your agent.

    Dear 

    The chain is ready. Confirm 25 June Completion. I give my authority to exchange without delay from today.

    if by 4pm no reply. Then email the partners... I can help with that later 
    By copying in the agent if there is a delay in upward chain they will come back to you. If agent doesn’t then you need to push your solicitor. You can do it. 
    I knew I came to the right place. EA has confirmed that chain is ready. I have sent the above first bit of the email. Now lets wait and see what happens.

    I am in the mean time chasing up the place doing the building insurance to make sure that's sorted.

    No word from solicitor so have sent second email
    I gave the solicitor until 6pm (time for working late and benefit of the doubt) unsurprisingly there is no response. What are my next steps?
    Email one of the partners of the Firm. forward all the emails of today and send it tonight and copy in your solicitor

    Thanks for this. I will add however that all reviews on the firm say the head of conveyancing is either unresponsive or down right rude. And they have a habit of removing negative reviews to look better.
    My SO and I split the workload. I found the mortgage broker and he found the solicitor. Did not read reviews or check into anything about the firm, this whole debacle is on him hahaha.

    Week 7 since our offer was accepted (FTB, no chain). It's the first week where it's felt like we're standing still rather than moving forward. Last week we were told the vendor had to find a new solicitor and while they've found one, the new lawyer is taking longer than I'd hoped to prepare the contract pack meaning our solicitor can't start any work. 

    It didn't help that I checked with the EA on Monday and they breezily told me that the contracts had been sent, only to retract once they'd properly checked. I've now been told that the contracts will be with our solicitor by the end of the week.

    So ¯\_(ツ)_/¯ 

    Also, I idly, and stupidly, looked to see what had been added to rightmove and found a very nice and considerably cheaper property. Now I'm trying to forget what I saw.

    7 weeks gone, aiming to be in before week 16 (my partner's birthday).

    We broke our chain and went into rented to guarantee our sale, but those last few weeks were painful with chain below. So after not getting anywhere I rang my estate agent and said, sorry but if no one can progress this to a satisfactory conclusion (is exchange in a week) we would need to consider pulling our sale entirely. They suddenly woke up....

    It really is.  And I think it's made worse because beyond constantly emailing/phoning our solicitors and EAs, none of us have any control of this crazy process.  We are at the mercy of these 'professionals' who charge an arm and a leg to ignore us!!
    I really hope things happen for you soon, too.  You will have to post a picture of your new garden furniture with G&T/prosecco etc ready to go once you're in :)

    PS - this new forum layout is freaking me out!!!  The bit on the left of the main page is too wide. /end whinge
