    So we failed to exchange yesterday.  My solicitor was unable to provide an explanation,  other than to say it is "fairly common not to exchange on the first attempt" ,  and that she will try again tomorrow (today).  Another day of nail biting ahead!

    So we failed to exchange yesterday.  My solicitor was unable to provide an explanation,  other than to say it is "fairly common not to exchange on the first attempt" ,  and that she will try again tomorrow (today).  Another day of nail biting ahead! 
    Are you bottom of chain? How many in chain? 

    Yes, I'm the bottom of the chain (FTB) and there are two above me (the person we are buying from and their own purchase). Apprantly me and my purchase were ready, but the top of the chain's solicitors did not respond. The whole chain agreed on Tuesday to a 25th of June completion.

    3 weeks ago our chain completed (after it collapsed above for second time) tomorrow i am going to attempt to Push for exchange (3 properties - 4 parties) 

    spoke to our vendor on phone last night. She is ready albeit contracts being returned by hand this morning, her vendor is now ready (legal work in 3 weeks is pretty awesome!. 

    Our solicitor will not drawdown until
    exchange so we need to exchange tomorrow in order for drawdown of funds to be in by end of month. 🙄

    Im remaining positive, there is no reason why this can’t happen albeit we are in the busiest month for home movers ever so my only concern is solicitors getting hold of each other, but that’s where I’m going to have to push the agents above to get on their phones to call solicitors up the chain... 

    The agent we are buying through is down to 1 member of staff and our progressor emailed out yesterday to advise he is on a 2 week holiday from Friday. When I got that email yesterday I actually had no words... who takes a holiday in the busiest time ever for estate agents? Grrrrrr


    Yesterday the phone calls I made to that office were fraught but I was assured our transaction would be managed properly, so followed up with an “un-happy” and concerned email and all of a sudden I was getting calls updating me on the chain above. 

    So for anyone that has followed my absolute $%*+show of a transaction... this is the time we are going to find out if I can pay for everything in my amazon basket or not! 

    Will update as I hear more. Sending positive vibes to everyone trying to beat the tax man!

    I would email the agent you a re buying from something like... 

    dear 

    Exchange did not happen successfully yesterday due to top of chain solicitors being uncontactable. 

    Please can a call be put in to top agent asking them to call their vendor ASAP this morning, and asking their vendor to call their solicitor to give authority to exchange - this should hopefully help matters and push things along. 

    Please can you update me to the above.

    They are posted to you, do you have a high street local conveyancer? You can ask to go in and collect everything...

    Well our solicitor has said she is still waiting for enquiries to come back however the seller and EA has said they have been answered! Seller has signed and sent in the post so should be received today. 
    Our solicitors are still saying they can't give us a date but the EA has said that they have been told the 25 June. 
    We ideally need to exchange on the 23 latest as we don't want to have to pay another months rent. If we have to pay stamp duty then so be it but if we don't complete within June then we'll complete end of July to save paying rent and a mortgage. There is no chain and the property is empty.

    They are posted to you, do you have a high street local conveyancer? You can ask to go in and collect everything... 
    They are in London (we are not) I suppose I can ask for next day/urgent type posting then?

    Thanks for the suggestion. The EA never respond to emails (probably because they are only getting paid by the sellers and not myself!), however I will be calling at 9am sharp to say something similar!
